Brokers - have you ever been three months into lease negotiations and gotten that text that says "so... opening this store is going to cost a LOT more than I thought. Can we put this deal on hold for a few months while I figure it out?" Our very first project with new Pedal Retailers - whether they're in the First Location Program, Dream Space accelerator or even hourly lease consulting - is putting a comprehensive capital budget of start-up expenses together. The very first questions we have to answer are 1) how much will this cost and 2) how am I going to pay for it? Happy to share that we recently made our Capital Budget tool available as a standalone resource for new retailers - it's linked below. This Excel template is Goldilocks with the detail - not so deep in the weeds that you're getting lost, but detailed enough to give a useful understanding of the order of magnitude of ALL the expenses (not just construction). We also flag transaction costs so people know how much $$ they need to have liquid NOW vs. when they sign their lease, and have a little Fundraising Planner so people can make sure they've got a plan in place to deal with a shortfall. If you're a broker whose client doesn't have a Capital Budget yet, send them to this tool! We don't want you losing deals because your client didn't have the resources to do their research ahead of time.

(Think pop-ups, shared kitchens, even converted vans!) Neighborhood love: They're champions of local partnerships, boosting their offerings and brand loyalty. We all have our favorite hole in the wall. That restaurant only the select few know about. From the outside it’s unsuspecting. It’s got graffiti. The signs are sun bleached. The paint is peeling a bit. And the trash been is overflowing in the alley. However like a sailor exploring the new world. You take a chance. You go in. Only to later be dumbfounded at how damn good the food is. You have mixed feelings. The store doesn’t match the food. You feel betrayed by your initial sense telling you to walk away. None the less it becomes a favorite. Years go by. As time went on… They were there for you. Through nasty break-ups. Through failures. Through lost bets on whether or not “it was coming home” Through times you were to sick to cook. You got to know the owners, their cat, and the alley way rat. Then one day you go to grab some food. And… They are gone. The doors locked. The windows shuttered. The alley cat and rat are in the corner sharing a beer. Sadly the good times have come to an end. While the owner had a smile on their face, they cried on the inside. Business was tough and they scraped by for years. They were happy, that loyal customers like you had stopped by. But you weren’t enough. You paid for them to keep the phone line on. But not the rent. Not the upkeep. Not water. Nor the electricity. Nor a place for them to sleep. They thought word of mouth would be enough. Turns out it wasn’t. This is the path your heading down. • Your profile. • Your website. • Your content. You can’t have it looking like a hole in the wall. Your competing against very talented owners. Ones who don’t let the paint peel. Ones who replace worn out signs. Ones who sweep the cob webs away. They are active at maintaining their store front. • Product • Marketing • Sales See the owners... They had a great product But their marketing sucked. No one had heard of them. When people walked by, they didn't want to take a chance. Which meant that what little sales they had weren’t enough. If you feel like your heading down the road of joining the alley cat 🐈⬛ and rat 🐀. If your system is stuck on word of mouth. If you have a great product but sales are minimal let’s talk.
