In 2023, San Francisco issued 1,136 residential building permits. It was the lowest total since the Great Recession in 2007. This August, the City of San Francisco, Wilson Meany, and Stockbridge Capital Group are set to release the first high-rise apartment complex developed as part of the Treasure Island Community Development Project; a large-scale redevelopment initiative aimed at transforming Treasure Island and its adjacent Yerba Buena Island into a vibrant, sustainable, and private mixed-use community. This development signals a potential resurgence in the city's residential growth and offers a glimpse of hope amidst market challenges. Thoughts? #SanFrancisco #RealEstate #HousingMarket #TreasureIsland

The recent adoption of the City's Housing Element plan to meet the 6th cycle of the California Department of Housing and Community Development's (HCD) Regional Housing Needs Assessment (RHNA) paves the way for a more vibrant and diverse community. The plan includes: Increased Heights and Densities: Allowing for a wider range of housing options, fostering a mix of single-family homes, townhomes, and apartments. Transit Priority Areas (TPA): Encouraging development near public transportation, promoting walkable and sustainable neighborhoods. Focus on Affordable Housing: Integrating more affordable units to create a more inclusive community. tlrs architecture is currently tackling a project that exemplifies this new vision by designing multiple units on a single family lot. This project demonstrates how smart design can maximize space and create livable, sustainable housing options. By utilizing the 14 principles of Biophilic Design, every unit focuses on livability and quality of life. The adoption of the similar housing elements positions Southern California cities for a future with a wider variety of housing options, improved accessibility, and a focus on affordability. At tlrs, we are excited to help navigate these changes and design innovative, biophilic housing solutions that benefit the entire community. #SouthernCalifornia #RHNA #Upzoning #AffordableHousing #TransitOrientedDevelopment #tlrsarchitecture

Easy like Sunday morning Thanks to Lewis for sharing this : I haven’t read any of the detail yet but perhaps Town could be seen as a pilot scheme by all those in the Third Sector who post on Linked In about Rough Sleeping & Homelessness inc Young Homelessness and analyse whether Town provides the “ community” that they / you represent with options and then feed back to the design architects early doors. Clearly an enormous amount of work has gone into this and 2 points spring to mind :- (A) if New New Labour is to meet its “1.5 m over 5 “ target there needs to be 30 schemes like this per annum from & 2025 to come on stream in 2028 & then annually assuming 10000 homes per scheme ( B) I assume the affordable proportion means affordable to buy and to rent but what proportion of social housing is included ie community based homes probably using modular construction to rent ( and perhaps equity share?) In building a community that community has to represent a cross section of those from all walks of life including those that Anthony from Gyr is seeking to help…. Otherwise it becomes a modern example of a rich man ( and even those like Sir Keir take handouts) in his castle and the poor man ( woman child etc) at their gate. I will share the East Midlands Freeport ( hopefully Greenport) graphic which shows from the 14 UK Freeports point of view how there could be communities created through levelling up nationwide for :- Working & Living Moving ( logistics) Making ( manufacturing) If the bright sparks at Town could incorporate their vision into the Free Green Ports vision then perhaps we could really make inroads into the UK’s homelessness challenge … not just in the wealthier parts of the UK either A good start though.
