In 2023, San Francisco issued 1,136 residential building permits. It was the lowest total since the Great Recession in 2007. This August, the City of San Francisco, Wilson Meany, and Stockbridge Capital Group are set to release the first high-rise apartment complex developed as part of the Treasure Island Community Development Project; a large-scale redevelopment initiative aimed at transforming Treasure Island and its adjacent Yerba Buena Island into a vibrant, sustainable, and private mixed-use community. PRESERVING TORONTO CULTURAL HISTORIC NEIGHBOURHOODS WITH LAND TRUSTS Design trends often reflect deeper societal shifts, and Toronto's unique neighborhoods are no exception. The city's rich tapestry of historic districts, shaped by waves of immigration, now face preservation challenges in our rapidly changing urban landscape. The concept of land trusts has roots in late 19th century Britain, where social reformer Octavia Hill and others established the National Trust to preserve places of historic interest and natural beauty. Beatrice Potter, the children's writer donated her assets to create the Land Trust around her farm in the Lake District. Today, grassroots initiatives like the Kensington Market Land Trust and Toronto Chinatown Land Trust are applying this approach to protect the cultural heritage and affordability of iconic Toronto neighbourhoods. These community-led efforts aim to preserve historic buildings and streetscapes, maintain affordable housing and commercial spaces, and protect the unique character. Just as our homes reflect our values and aspirations, our neighborhoods embody our collective history and identity. Preserving these cultural enclaves is about more than nostalgia – it's about maintaining the vibrant, multicultural fabric that makes Toronto special. The Kensington Land Trust represents a grassroots approach to neighbourhood preservation. These trusts are typically formed by local residents and stakeholders who are deeply invested in maintaining the unique character and affordability of their communities. Key Functions are: Property Acquisition: Land trusts often purchase properties within the neighbourhood to prevent them from being sold to developers who might alter the area's character. Affordable Housing: They work to maintain affordable housing options, ensuring long-term residents aren't priced out of their homes. Cultural Preservation: By protecting physical spaces, they help preserve the cultural fabric of the neighbourhood, including local businesses, artists, and community gathering spots. Heritage Conservation: They advocate for the preservation of historically significant buildings and streetscapes. Community Engagement: Land trusts often involve local residents in decision-making processes, fostering a strong sense of community ownership and engagement. This month, I made a conscience decision to buy a land trust bond, which could start from $500 and upwards with terms from 3 to 5 years. I'm pleased to share Berkshire Hathaway HomeServices|Robert Paul Properties 2023 REAL ESTATE MARKET REPORT. The Cape's real estate market has faced many challenges in the last year: high interest rates, low inventory, increased prices, and intense competition. Too, on Cape Cod, as elsewhere, the market has been plagued by under-development of new housing stock -- particularly affordable and workforce housing -- which has created an existential issue for our region. But munipalities like Town of Brewster, planning entities such as the Cape Cod Commission, and nonprofits like Community Development Partnership are making great strides in addressing the issue -- from zoning policies to encourage more density in town centers, to new affordable housing developments such as the CDP's project in Truro, to simplification of development processes for accessory dwelling units in Brewster. Easy like Sunday morning Thanks to Lewis for sharing this : I haven’t read any of the detail yet but perhaps Town could be seen as a pilot scheme by all those in the Third Sector who post on Linked In about Rough Sleeping & Homelessness inc Young Homelessness and analyse whether Town provides the “ community” that they / you represent with options and then feed back to the design architects early doors. Clearly an enormous amount of work has gone into this and 2 points spring to mind :- (A) if New New Labour is to meet its “1.5 m over 5 “ target there needs to be 30 schemes like this per annum from & 2025 to come on stream in 2028 & then annually assuming 10000 homes per scheme ( B) I assume the affordable proportion means affordable to buy and to rent but what proportion of social housing is included ie community based homes probably using modular construction to rent ( and perhaps equity share?) In building a community that community has to represent a cross section of those from all walks of life including those that Anthony from Gyr is seeking to help…. Otherwise it becomes a modern example of a rich man ( and even those like Sir Keir take handouts) in his castle and the poor man ( woman child etc) at their gate. I will share the East Midlands Freeport ( hopefully Greenport) graphic which shows from the 14 UK Freeports point of view how there could be communities created through levelling up nationwide for :- Working & Living Moving ( logistics) Making ( manufacturing) If the bright sparks at Town could incorporate their vision into the Free Green Ports vision then perhaps we could really make inroads into the UK’s homelessness challenge … not just in the wealthier parts of the UK either A good start though.

🌟 Brent Cross Town - Creating Flourishing Communities 🌟 I’ve got a special connection to the Brent Cross Town project. From the new towers rising from the old industrial area, I’m reminded of where my parents first met—my dad driving buses in the 60s and my mum working at Collindale Hospital. I can also see the area where they were married—coincidentally, the same place where I was married—and the park where I taught my daughters to ride their bikes and bowl leg breaks. Although I was born in Willesden, my parents decided to move to Bedfordshire for what they hoped would be better opportunities, leading me to grow up in the small village of Toddington—the same village as Kevin McCloud. I often reflect on how different my life might have been if we had stayed in Willesden and if the opportunities my parents thought were lacking in the 1970s had existed. That’s why working on Brent Cross Town and contributing to the Flourishing Index feels so meaningful to me. It’s a way to connect my personal history with the future of the area. What excites me about Brent Cross Town is more than just the redevelopment. It’s about creating a community where people have access to opportunity—to green spaces, a healthy lifestyle, and the chance to thrive—elements that everyone deserves.
