For owners of #multifamily properties, investing in electric vehicle (#EV) charging stations could go a long way toward meeting tenants’ evolving transportation needs. There are even incentives to help offset the costs. Still, property owners have important factors to weigh, such as whether to lease EV charging stations or purchase them outright. "A little-known governing board pulled #electricvehicle readiness out of proposed future American building codes—a move that, until it is corrected, will create an increasing penalty for apartment living as cars go electric." Grateful to Chris Rall at Smart Growth America and Transportation For America for connecting the dots between our work on equitable EV charging access and smart growth land use policy: "If we continue down this path, it will create a two-tier system where owners of single-family homes can adapt to the EV transition while apartment owners and renters will be left paying higher prices for less convenient charging. As the EV transition progresses, this growing penalty for apartment living could generate more demand for low-density single family homes, thus creating more sprawl. It will also make apartment dwellers less likely to choose an EV when purchasing a car." https://lnkd.in/e-f68fcu

The increased presence of electric vehicles (EVs) across the country has led to demand for property owners to provide charging stations in multifamily properties. #MuchRealEstate Vice Chair Max Kanter sat down with Multifamily Executive to discuss key considerations for property managers. He commented on the importance of working with utility providers to ensure their infrastructures are EV-ready, monitoring eligibility requirements to scale down cost, and staying up to date with “right to charge” laws, which have been enacted in multiple states: https://bit.ly/4eASxl9

The "Right to Charge" bill, officially known as the Comprehensive Electric Vehicle Infrastructure Access, Readiness, and Sustainability Amendment Act of 2024, is a landmark legislation introduced by DC Councilmember Charles Allen to significantly expand #ElectricVehicle (EV) charging infrastructure in the District of Columbia. One of the most significant aspects of the bill is that it gives renters and condo owners the right to install #EVcharging stations at their place of residence, subject to reasonable requirements and safety restrictions by housing providers or condo associations. The bill also creates permitting requirements for newly built or renovated single-family homes with dedicated off-road parking to be #EV charging-ready and for new or substantially renovated commercial buildings with parking lots to build their own EV charging stations, starting in 2027. This legislation is seen as a blueprint for leveraging investments from the Bipartisan Infrastructure Law and other federal grant opportunities, accelerating the District's transition to a renewable energy future and building a greener, more resilient city. Other jurisdictions should take note. What do you think about this bill? https://lnkd.in/gE4yc-ip

A great new report from the US Joint Office of Energy and Transportation was just released, and it does an excellent job of explaining why EV charging at multifamily buildings is so important. Here’s a quote that leapt out: “While approximately 80% of EV charging in the United States takes place at home, less than 5% of this home charging occurs in multifamily buildings.” The report explains some of the obstacles that contribute to this, and it outlines a few solutions. Ultimately, though, the biggest difference will be made by multifamily property owners who take the initiative to install EV chargers in or outside their buildings. There are so many benefits, both to the property owner and the tenants, that make this kind of project worthwhile. There are also some great incentive programs active today that make this kind of project much more affordable. And if you’re a property owner who isn’t sure about how to get started, you can reach out to us, and we’ll help you. Things are changing, and the time to start planning is now. Any multifamily properties that don’t will run a serious risk of being left behind. #evcharginginfrastructure #emobility #electricvehicles
