Considering the future of real estate, Claude emphasises the need to rethink all aspects of the industry, advocating for creating spaces that allow for interaction and connection, as this is what the new generation are demanding. Office spaces must be flexible for the tenant to create their own environments, explains Claude, and they must ultimately provide places of work that are more appealing than homes, as this is the only way to successfully bring people back to the office. Claude also addresses his perspective on location: “I don’t believe in location. You can create the location if you have enough scale and you create a new dynamic. During the Coliving Conference, Katia Dimova from Chateau Coliving & Coworking shared an insight that really stuck with me: "You can attract tenants with nice, good-looking spaces, but after a while, they get used to their room. To keep them, you must deliver a great tenant experience." In my conversations with starting or experienced property operators, I see too many focusing mainly on creating attractive spaces. While aesthetics are important, they often ignore the operational process that defines a tenant's experience. Sure, you’ll attract them, but what happens when you lose them after two weeks because service tickets are ignored, invoices are wrong, and communication is poor? 🤔 ➡️ To all future tenants: Don’t judge a book by its cover.
