The Glass Bottle consortium is delighted to announce that they have been granted planning permission by Dublin City Council for an additional 502 residential apartments across five separate blocks at Glass Bottle, Sandymount Strand in Dublin 4. Lioncor as residential development manager are currently on site delivering 894 units across Phase 1[a] and 1[b] This new approval for Phase 2 brings the overall number of residential homes that have been granted permission at Glass Bottle to 1,396 with initial completions set for Q4 2025. The Glass Bottle development will also include residential amenities, flexible office spaces, community spaces, an innovation hub, a hotel, school and creche, artists' studios, leisure facilities, retail and parks, all with direct access to the coastal path and Dublin Bay. Massive Miami makeover? 5,000 #affordable #apartments proposed for aging industrial area, reports Andres Viglucci for The Miami Herald A redevelopment proposal by a prominent #Miami #developer would dramatically reshape a nearly mile-long stretch of the city’s Little River and Little Haiti neighborhoods, bringing big-box stores, a new Tri-Rail station and nearly 5,000 affordable and #workforce apartments to a hardscrabble area in dire need of new #housing and jobs but leery of gentrification. Unlike much of the redevelopment now enveloping Miami, which is focused on high-income people and luxury apartments, the plan spearheaded by Coconut Grove-based developer Swerdlow Group is aimed squarely at low-income and middle-class Miamians who are now finding it increasingly unaffordable to live in the city, especially in the urban core. David Dech, executive director of the South Florida Regional Transportation Authority / Tri-Rail, Tri-Rail’s parent, said the new station Swerdlow proposes to build as part of the redevelopment could whisk residents downtown or to the service’s main line at the Hialeah transfer station in a few minutes. “It’s very preliminary, but from what I see it would be a fantastic place for a station,” Dech says. “The project seems well thought-out. One of the largest secured purpose-built rental housing proposals within the City of Vancouver’s Broadway Plan is for the site of 22-55 East 12th Avenue, reported Daily Hive. "A new rezoning application JTA Development Consultants — on behalf of property owners Five Mile Holdings and TKT Holdings — calls for the redevelopment of most of the city block at the northwest corner of the intersection of Quebec Street and East 12th Avenue." "With a walking distance of seven minutes to SkyTrain’s future Mount Pleasant Station (just to the north at the corner of East Broadway and Main Street), and its practical adjacency to Main Street’s bus stops, this is a prime transit-oriented development site." "Currently, the site is occupied by two low-rise apartment buildings, built in the late 1950s and early 1960s, with a combined total of 77 units. The next step in the evolution of Kelowna's Capri-Landmark neighbourhood has been proposed, reported Western Investor. "GSL Group has submitted a development permit application to build a large residential tower on the southeast corner of the Capri Centre property at Sutherland Avenue and Capri Street." "The proposal features a 23-storey tower atop a five-storey podium that includes above-ground parking and one level of below-grade parking. The development would have 269 housing units, including six townhouses, 38 two-bedroom-and-den apartments, 63 two-bedrooms, 64 one-bedroom-and-den apartments, 95 one-bedrooms and three studios." Building higher-density affordable housing may be the solution, but who will build it? "Jonathan Culley, who with his wife, Catherine, runs Redfern Properties, is responsible for Portland’s tallest building, the new 18-story Casco tower near Monument Square. It’s a mix of studio and one-bedroom apartments, marketed to young professionals and older folks looking to downsize. It’s not a luxury building, but the units are clean, modern and energy-efficient. Rents range from $1,700 to $2,200 a month, though some units cost more." "The building was approved when a city ordinance required that 10% of units be affordable. Now the requirement is 25% of units in all new housing developments with 10 units or more, a standard Culley finds prohibitive." We are pleased to invite Premier Minns to visit Adelaide to witness our past sustainable residential-grade midrise apartment projects firsthand. As we did with various NSW Govt officials mid-last year, we presented our "Thrive Alliance" future scalable CLT sustainable midrise apartment planning sponsored by Business NSW. For those interested in exploring my previous major urban projects, I have considered adjoining historical buildings with good outcomes, strong market appeal, higher-than-average capital growth with no defects and an enhancement of significant historic buildings, creating a sense of community. Unfortunately, the Sydney property market is littered with "Investment-grade" apartment towers that are not fit for purpose. Sydney needs a better record of developing residential-grade midrise apartments in historical residential precincts, with very few projects the NSW Premier can showcase as the way forward for his residential midrise apartments requirements and plans. In contrast, please take a look below at just a few of my past major urban projects in medium-density and residential-grade midrise apartments in Adelaide's historical precincts over the last 50 years. These examples can serve as a model for Sydney's residential midrise apartment requirements, which could be over 30,000+ per year over the next 5-6 years to meet market demands, especially near Sydney's 170 Metropolitan Railway Stations, surrounded mainly by single-detached dwellings. 🎉 Hamton Property Group has achieved a major milestone with the approval of its $500 million redevelopment project on the former University of Melbourne site in Hawthorn. This pivotal development, transitioning the area from Public Use Zone to Residential Growth Zone, is set to feature around 350 apartments across six boutique buildings. The project, a testament to Hamton's commitment to addressing Melbourne's housing undersupply, particularly in the inner east, is expected to launch sales in Q3 2024 and commence construction by mid-2025. With everything from affordable housing to sprawling master-plans to eclectic towers in the pipeline, the landscape along Eglinton Avenue is in store for nothing short of a major overhaul in the years to come. And the flurry of development activity is arguably well-founded: Eglinton starts at Highway 407 and runs through some of Toronto’s most potential-packed pockets, including the city’s midtown, Scarborough Village, and the Greater Golden Mile, reported Storeys. "Hazelview Properties is one of the latest to hone in on Eglinton, according to a zoning by-law amendment application that hit the city’s desk in mid-March. The associated planning materials describe 44-, 35- and nine-storey rental buildings planned for the eastern portion of the subject site at 123 Bellamy Road North in Scarborough." "That trio of towers would abut an existing 12-storey rental apartment building that has a “tower in the park” typology and is currently managed by Hazelview Properties.
