2023 marked a pivotal year, witnessing variable farmland value trends across different regions. Specifically, Western Illinois and the St. Louis area (Regions 3 and 8) saw continued robust value increments, diverging from the trends in the Northeast and Central Illinois (Regions 1 and 6), where values experienced a downturn, a phenomenon not observed in recent years. Furthermore, the frequency of land sales transactions underwent a significant shift. The previous years of 2021 and 2022 were characterized by a rapid pace of auctions and private sales, creating an expectation of a dynamic market environment. However, 2023 introduced a slowdown in transaction velocity, with farmland values largely maintaining or slightly increasing, yet the sheer volume of sales markedly decreased. When it comes to selling farmland, there are several things you can do to help facilitate a smooth transaction. ⬇️ One of which is gathering 5 years of production history. 👉 Follow these three steps to gather the necessary data prior to listing your land: Step 1: Work with your agent to compile property maps such as soil, FSA, topography, google earth KMZ, etc. Step 2: Pull a preliminary title report just prior to listing the property to ensure nothing surprising is on title. Step 3: Gather surveys showing easements, encroachments, and acreages, environmental studies, and information on government programs (including crop insurance). Now, some buyers will require specific diligence items like surveys, environmental studies (Phase 1), and water reports. Normally, interested buyers will pay for those items, but in turn, request longer due diligence periods. Other buyers will move quicker and require less formal diligence when you already have the data prepared.
