My recent deep dive into the 2024 Texas QSR Market, a few key takeaways below. Expansion Remains a Key Focus – Established and emerging tenants alike have shown a keen focus on expanding their footprints. From QSR Magazine’s most recent annual QSR 50 report, 40 of the to 50 brands had posted positive store growth in the in the previous year. While growing tenants have also shown a continued focus on unit growth, for instance, Black Rock Coffee Bar who entered the Texas market in 2020 opened its 34th location in the state in the first half of this year. Coffee Dominates – In addition to Black Rock Coffee Bar similar coffee aligned tenants have seen strong inroads in 2024 with such as 7 Brew, founded just in 2017 opening its 45th location in the state. While juggernauts in the sector Starbucks & Dutch Bros have seen a parallel growth trend having 34 and 17 new development locations currently on the market in Texas, respectively. In total coffee/beverage-oriented sites make up a current ±29% of available inventory in Texas. The Crunch for Sites Continues – As communicated extensively from retailers across all sectors earlier this year at ICSC the slow down in new developments as a result of increased construction costs has significantly driven upward demand for second generation retail sites. Net reported vacancies in the Texas QSR sector saw a 2.1% decline in the first half of this year. From talking to #retailers, they have shared with me that it is either a really challenging time for #retail or an extremely great one ! While it’s sad to see Red Lobster file for bankruptcy, it also shows how bifurcated the market is. I would assert that high-end #restaurant chains are doing just fine, while mid tier and value chains are struggling in this economy without the right #marketing and #supplychain supports. For the past two days, my peers across our sales, product, marketing, customer success that support our retail and restaurant clients got together to share best practices, learn from each other, "sharpen the toolset" so to speak.
