Approval Process: Any alterations usually need special approval, which can be time-consuming and expensive. Maintenance Costs: Heritage properties often require specific materials for upkeep, leading to higher maintenance expenses. Property Value: Heritage status can both add value and limit market appeal due to restrictions. Whether it is right or wrong to buy investment properties in a heritage-listed area depends on your goals, resources, and risk tolerance. Buying in a heritage-listed area can be a good investment if you're prepared for the challenges and value the unique aspects of the property. However, if you prefer flexibility and lower costs, it might not be the best choice. It’s essential to weigh the pros and cons based on your investment strategy.
