The way they do this is by working more closely with their builder customers to schedule jobs before breaking ground. Wrapping up the IMN Mountain West conference with Clayton Turner. What did we learn? 1. Multifamily market in the area still digesting a lot of supply. Completes at a multi decade high but starts are approaching decade low. It may take two years to work off supply. 2. Local trades, like drywallers, are looking at empty order book 6-9 months out and are panicking. This could be when job losses get real led by the high beta construction jobs. 3. Mountain towns still trying to address affordability issues for workforce housing, but local governments are actively trying to address the problem. Denver is not as helpful on affordable housing. 4. Bids and Offers still far apart but no real sense of panic or distress. Deals don’t pencil yet with rates where they are. Thanks to IMN and the great city of Denver for hosting us.

in this case we could be adding 3.7% GDP per year if we start to meet the targets (including new towns). A jump to this level of development will require more people working in the construction sector in England which is significant challenge to contend with.
A good summary article by the Home Builders Federation that is definitely worth reading and quoting. The document provides some compelling figures on the benefits of planning, development and house building for unlocking investment, growth and properity for local communities. Sadly many of these benefits are frequently overlooked, despite being raised by organisations like the HBF and LPDF and backed up by evidence, by the press and opponents of development especially at public exhibitions and at Planning Committees in my experience but should be afforded importance in any assessment of planning balance.
