Interesting research from HomeViews identifying that BTR units size most preferred by rental residents tend to be in the 300 to 400 unit categories. This is interesting for many reasons but for single family housing, which according to recent reports is by far the most successful form of Build to Rent at the present time (£1.9bn in 2023), this ties into the discussions that exist as to the challenges presented to institutional investment in demonstrating added value on estates. It also leads to the suggestion that resident take up for BTR would be significantly greater if we were able to support multi family housing delivery again - encouraging the natural sense of community, placemaking and diversity that such developments deliver. On March 31st this year there were 117,450 households living in Temporary Accommodation in the UK. 117,450 households is about the same size as Reading, or Exeter, or Cheltenham, or Rotherham... This is a whole town of people who don't know when - or if - they will get a safe, secure, affordable, good quality home. We need more homes. In London it's especially acute, which is why we are using ESG investment to make a difference to the lives of thousands of families in London. Just in time for the holidays, the Federal government has announced $471 million in Housing Accelerator Funding for the City of Toronto. Kudos to Mayor Olivia Chow, Brad Bradford, Gregg Lintern, Abi Bond and the countless folks at the City of Toronto who have committed to a raft of changes in approval processes, zoning, and programs like Housing Now, Open Doors, and others to leverage this money to build more homes. Today, I appreciated the opportunity to share my perspectives with David Common on CBC Metro Morning on what's to like and what's to improve upon in this landmark announcement. Most notably, as much as we need to stay the course on building more affordable rental and purpose-built rental, the lack of apparent interest in affordable ownership is a concern. We risk inadvertently setting up Mayor Chow's "Generational Transformation of the Housing System" into a transformation resulting in future generations only having the option of rent ... and then having a rental class and an ownership class determined mainly by whether your parents rent or own. Lots to like and another big step forward with this announcement. Looking forward to working with all levels of government in 2024 as we continue to tackle the multi-faceted solutions to the housing crisis. #affordablehousing #affordableownership #housing https://lnkd.in/gswySscV
