The City is encouraging office-to-residential conversion projects, and roof top amenities! - City planning is currently polishing up the 'Adaptive Reuse Ordinance" (ARO) for their upcoming planning commission meeting in March 2024, per LA City Planning. They have a draft ordinance posted online that is worth a look at, specifically for the incentives, such as roof top amenities. - One of my favorite items on the DRAFT (ARO) Ordinance is the proposed provision that rooftop amenities can project above the height limit by 16'-0" or 1 story. For those projects that are slammed up against the height limit, this is an incentive to: - Increase existing buildings by 16'-0" above the height limit - Provide a building amenity on the roof - Create Viewing decks for this beautiful city - Increase building value by providing valuable amenity

The latest issue of The SIOR Report from SIOR Global: Society of Industrial and Office Realtors has a piece on the Industrial Outdoor Storage space that we've been part of for a couple of decades. It provides a good overview, with perspectives from Bo Hargrove, SIOR (Rich Commercial Realty), Scott Hensley, CCIM, SIOR (Piedmont Properties/CORFAC International) and Pete Richardson (Primera). In January, the International WELL Building Institute (IWBI), a leading global advocate for people-first places, launched the WELL for Residential standard, with a comprehensive, evidence-based rating and certification system for healthy homes. The WELL standard awards points for a broad array of steps that architects, designers, and builders can take to create better indoor air quality, more comfortable sleeping temperatures, brighter interiors, calmer acoustic environments, and opportunities for regular exercise. It is time for Miami 21 Zoning and Entitlements LLC and other local zoning codes to support public health by incentivizing real estate development projects to adopt WELL or other similar ratings such as those available from the EPA or the USGBC. A new rezoning application by local developer Townline and Boniface Oleksiuk Politano Architects outlines a revised proposal to build a 226-ft-tall, 22-storey tower at 1188 Cardero Street — a lot on the northeast corner of the intersection of Davie Street and Cardero Street According to the new rezoning application, the change to the single housing tenure of rental housing “allows a more cost-effective means of delivering significantly more housing units without the inefficiencies of duplicate infrastructure within each tenure for mechanical and electrical equipment, elevators, lobbies, amenities, building management, etc. It creates a more integrated and equitable use of building features and amenities by all tenants regardless of housing tenure.” https://lnkd.in/gnSBN2e6
