Fairfield: Council Introduces a Plethora of Zoning, Height and FSR Changes Hot off the press are significant planning changes in various town centres in Fairfield LGA, including in Cabramatta and Canley Vale, as well as to development controls applicable to all R3 Medium Density Residential zoned land in the LGA. For example, the mapped FSR controls for townhouses and terrace house developments have improved, with bonus FSR provisions offered for sites with larger frontages. Building heights on R4 High Density Residential and commercial core sites in various town centres have also improved fairly significantly. More #multifamily in a walkable area for a Triangle town. Recruiting this sector over the last year has in a word been: STRANGE. I've never stopped looking for multifamily construction folks, but plenty slowed down this year. We saw layoffs, and clients got pickier and slower to hire. The boom in multifamily over the last decade has made for particular jobseekers. Salaries have shot up. Travelers found they could make similar money staying at home. Multifamily in the Southeast has been HOT. Until, well, this year, when we started to get more calls from local Supers who were being pushed to the road. Multifamily builders were leaving town, leaving the state. On my desk, I'm finding a demand for traveling Multifamily Supers met only with very qualified Supers who will do anything but travel. The market is finding it's way. With interest rates going down, my gut is those that want to stay put will have good options very soon.
