National Low Income Housing Out of Reach 2024 This year’s report shows that despite rising wages, cooling inflation, and low unemployment, low-wage workers and other renters with low incomes continue to struggle with the cost of rent. Given the inadequate housing safety net and increasingly unaffordable rents, it is no surprise that homelessness is on the rise. Addressing these challenges requires long-term federal investments in affordable housing and the Housing First model for ending homelessness.

The recent study by the National Low Income Housing Coalition sheds light on a growing issue in Grand Rapids: the need for affordable housing and livable wages. Our city has become one of the most expensive places to live in Michigan, with an average housing wage of $26.33 per hour required to afford a 2-bedroom apartment without paying more than 30% of income on rent. For the 49503 area, this figure climbs to $26.92 per hour. This data underscores the urgent need for initiatives that address both housing affordability and fair wages. "Work harder." = You'll need to work 2.9 jobs and bring in $88k to support the basic housing costs for a 2 bedroom fair market rate unit in Adams County. Eighty-eight THOUSAND dollars/year for the bare minimum. To have shelter in a space you'll maybe spend 6 hours in per day. (nevermind all of the other things society expects, "have more children," "be more positive," "remain resilient..."). This math ain't mathin' and it hasn't been for decades now. If we could work or build our way out of housing insecurity, instability and injustice, we'd have done so long ago. The answer includes so many "both ands" I'm exhausted just thinking about it. As a community, we have to do things differently than ever before and with an urgency, vibrancy, and transparency unseen before. The answer is D: all of the above on that scantron. Thank you National Low Income Housing Coalition for these metrics. Did you know? ▪ 53% of people living in homeless shelters and 40% of unsheltered people were employed either full time or part time between 2011 and 2018. ▪ Evidence from a comprehensive analysis of 26 Housing First studies revealed that the initiatives resulted in an 88% reduction in homelessness and a 41% improvement in housing stability when compared to Treatment First-based programs. ▪ In no state, metropolitan area, or county in the U.S. can a full-time worker earning the federal minimum wage, or the prevailing state or local minimum wage, afford a modest two-bedroom rental home at fair market rent. ▪ In Ohio, a person would have to work 80 hours per week at minimum wage to afford a two-bedroom rental home at fair market rent and 60 hours per week to afford a one-bedroom rental home. ▪ Rates of homelessness increase with the cost of rent. The National Low Income Housing Coalition’s (NLIHC) Out of Reach report has called attention to the disparity between wages and the cost of rental housing in the U.S for over 35 years. In 2024, the report finds that in no state, metropolitan area, or county in the U.S. can a full-time worker earning the minimum wage afford to rent a modest two-bedroom home at fair market rent. A full-time worker currently needs to earn an hourly wage of $32.11 on average to afford a two-bedroom rental home in the U.S. and $26.74 to afford a one-bedroom rental home. Florida has 50% over the nation as a whole of workers making $17 or less per hour and, among the large states, it is one of the highest percentages: 30%. Add this to our housing crisis and it is hard to understand why Florida is a red state.
