In this video, we discuss the concept of a Planned Unit Development (PUD), which is a type of residential development that blends individually-owned lots with shared common areas. PUDs are designed to create a sense of community, often incorporating amenities such as parks, playgrounds, and community centers. We explore different types of PUDs, including townhomes and single-family homes, and discuss the role of Homeowners Associations (HOAs) in maintaining the common areas and ensuring the community stays well-maintained. #VocabularyWednesday #PUD #PlannedUnitDevelopment #Subdivision #Community #Amenities #Townhomes #SingleFamilyHomes #HOA #Daybreak #realestate #titlecompany

Can backyard cottages unlock America's housing crisis? Arizona's recent "casita bill" permitting the construction of ADUs highlights a trend gaining momentum across several states. ADUs offer an innovative solution to housing shortages, providing smaller, affordable living spaces and additional rental income for homeowners. However, they come with challenges like construction costs and potential impacts on community dynamics. Let's talk about ADUs. You might be more familiar with them under other names like "granny flats," "in-law suites," or "backyard cottages." Essentially, ADUs are secondary living spaces attached to or located on the same property as a primary residence. They can take various forms, including basement apartments, garage conversions, or detached cottages. ADUs have been gaining popularity for several reasons. They provide a practical solution for families seeking additional space for elderly parents, adult children, or guests. Furthermore, they open up opportunities for homeowners to earn extra income on their property. While not a panacea for the housing crisis, missing middle housing options like garden suites can be a part of the solution. But only if we make it easy for folks to build those new homes. As of today, only 97 building permits have been issued for garden suites here in Toronto. It's a sign that the City needs to revisit its approach. As a result of a motion I moved back in 2022, Beaches-East York has seen the largest uptake in garden suites across Toronto. That’s because of additional permissions around height and setbacks for anyone looking to build a garden suite between Coxwell and Victoria Park. This week I advocated for those additional permissions in Beaches-East York to be expanded city-wide, in addition to the removal of all angular plane requirements. Whether it’s a home for aging parents looking to maintain a level of independence - or adult children looking to find a place they can afford to raise a family - it’s another option for those who increasingly have none. And we can do more to make garden suites a viable option for families across our city. More Neighbours Toronto HousingNowTO Craig Race Craig Race Architecture Inc Laneway Suites Ltd. Would be interesting to explore the viability of garden suites in other municipalities, perhaps those home to post secondary educational institutions and multi-generational families. Success may be incumbent on the creation of a seperate sub-department (and thus jobs) to ensure such a project doesn’t fall victim to current administrative backlogs.

In a world constantly racing toward the future, there's a growing movement among small-scale developers—an intentional pivot back to traditional neighborhoods' charm, warmth, and enduring appeal. This renewal is more than a nod to nostalgia—it acknowledges the timeless values and lifestyles these spaces promote. Here are three why developers should consider embracing the creation of more traditional neighborhoods ⬇️ 1️⃣ Traditional neighborhoods have a timeless appeal that modern designs often struggle to capture 2️⃣ Traditional neighborhoods are designed around the human experience, promoting not just proximity but a true connection between neighbors. 3️⃣ The blend of public spaces, accessibility to schools, and pedestrian-friendly streets make these neighborhoods ideal for raising families. Take a look at a traditional neighborhood located just east of downtown Charleston. I'on is one of the South's most notable traditional neighborhoods, and we are so proud to have been a part of it and having done some of the first houses in the development. ➡️ https://lnkd.in/eurj_R3S #neighborhoodarchitects #neighborhoodplanning
