🔑🏡 Master-Planned Communities in Florida: Thriving Despite Sales Decline? 📈🌴 Did you know that four master-planned communities in Florida have made it to the top 50 list for sales in 2023? 🌟🏆 This highlights the enduring appeal and strength of the Florida real estate market, even in the face of challenging times. Let's dig deeper into these fascinating findings! 💡 📍 The Villages, a retirement mega-community, secured the top spot on both lists. Impressive, right? 📍 Viera in Brevard County and Latitude Margaritaville in Daytona Beach also made their mark, ranking 20th and 30th respectively. 📍 Sunbridge, spanning Osceola and Orange County near St. Cloud, entered the rankings for the first time, proving its potential as an up-and-coming community. While the number of home sales was a key criterion for these rankings, it's worth noting that the concept of a master-planned community differs between the lists. 📊 Interestingly, despite a decline in sales, The Villages still outperformed the second best-selling community in the nation by a significant margin. Talk about resilience! 💪 🌟 Florida's Strength Shines Through 🌟 The lists also shed light on Florida's appeal as a top destination for master-planned communities. Around 40% of sales among the top-ranked communities occurred right here in the Sunshine State, closely followed by Texas at nearly 37%. I have yet to meet anyone who disagrees with the need to increase the supply of affordable homeownership, yet I suspect that housing market supply-side dynamics feel inaccessible to folks like us who want to make a difference. Standard construction models and financing are entrenched to the point of tradition, making alternatives seem unlikely. I get it. Lifting the stats into the light rallies our collective concern and desire to do something, but what can we really do - particularly in the short run? It’s a hard landscape to clear. Do we need: - better mortgage rates/ programs/marketing coverage? - increased access to viable downpayment assistance? - municipalities supporting the proliferation of middle housing? - alternative governance models (Ex. Cooperatives, etc.) - subsidy varieties with expanded utility to span financing gaps? - funders that care to understand in their bones, beyond the documents and trends, that current systems are inadequate? - legislators who use their power and talents to aid modest-income families with down-to-earth economic mobility? Hell yes, we want them all! AND the whole lot will continue to be complex. However, I submit that without a robust housing inventory at our foundation, many of the ingenious tactics available in the modern development space remain unavailable and unable to be activated. Ultimately, our homeownership goals hinge on this fact. That's why I'm at Homestead Community Land Trust (CLT) to establish precedents that will take us into an equitable future where formerly excluded Black and brown communities can get a shot at intergenerational financial wellness and withheld rights that were intentionally protected to benefit one exclusive group. Check out CLTs and how they are one option that can be the change.
The rate of Black homeownership in King-Pierce counties is 31%, significantly lower than the national rate of 45%. And Black homeownership is lower today in our region than it was when discriminatory practices like redlining and restrictive covenants were legal. Congratulations to Nicole Bascomb, MBA, NAREB Western Washington Realtist, Sabrina Smith, Umpqua Bank, Michael Brown, Civic Commons and the Black Home Initiative for shining a light on these statistics at the 2024 Black Homeownership Symposium. The event showcased a drilldown into the local numbers of the State of Housing in Black America study, commissioned by the National Association of Real Estate Brokers. The conclusion of the national study and the local results: increasing housing inventory – supply – is needed to increase Black homeownership rates. Patience Malaba of Housing Development Consortium of Seattle - King County spoke to the work needed in both policy and advocacy to change the trajectory of these numbers.
