There is no correlation between green building certifications (i.e. LEED, BREEAM) and energy performance (or 1.5 degree-aligned scenarios), based on a sample of EU and US-based assets in this LOTUF and Systemiq Ltd. study. #GRESB serves as the primary green portfolio benchmark globally, covering US$7.2 trillion of real estate assets. The benchmark provides transparency on underlying #carbon and energy metrics, but only 4% of the score goes towards these targets. #Greenbuilding certifications have brought much-needed attention to energy efficiency and other indicators, but were not primarily designed to address climate performance. Pathways such as CRREM (Carbon Risk Real Estate Monitor) and #SBTI (Science-Based Targets Initiative) provide top-down pathways and are a good starting point for asset owners, paired with local asset performance might allow for a more positive correlation. Pleasingly, revisions to a number of building standards will soon include more ambitious performance targets. At a glance, that sounds onerous. But fundamentally, improved top-down pathways provide clarity to owners at a macro level (the what), whilst certifications will provide the micro/progressive steps to achieve the desired outcome (the how and how much). In #realestate there is a clear correlation between sustainability performance and asset valuation, so the question isn't why, but how fast.

With the upcoming release of BREEAM Version 7, here at Cudd Bentley, we have been reviewing the newly published pre-release manuals for UK new construction version, and we have pinpointed essential updates that property owners and developers should know: Decarbonisation Focus: The BREEAM schemes are being brought up to date to reflect the latest science and industry trends, with V7 rewarding buildings for transitioning away from fossil fuels. Life Cycle Assessment: A complete overhaul to the Mat01 LCA process and methodology, awarding credits for embodied carbon values under specific benchmarks and with the new addition of post construction LCA. Higher Standards: Increased minimum standards, especially for achieving BREEAM Excellent and Outstanding ratings, with ongoing emphasis on decarbonisation, requiring Mat01 LCA’s and predictive energy modelling for ‘excellent’ and no fossil fuel combustion and low GWP refrigerants for ‘outstanding’ ratings, respectively. Alignment with Other Frameworks: Updates to performance benchmarks to align with other BREEAM schemes, the English Biodiversity Net Gain (BNG) law, and reporting frameworks like GRESB and the EU Taxonomy. Changes to Shell Only Assessments: Shell only assessments will no longer qualify for a BREEAM Outstanding rating due to insufficient information for accurately predicting operational energy. Future updates to the BREEAM Refurbishment and Fit Out scheme are anticipated to address this gap. SBTi Launches World-First Framework to Decarbonise Buildings The Science-Based Targets initiative (SBTi) and its new framework for decarbonizing the building sector marks a critical shift for landlords and the broader real estate industry. This framework signals the necessity for building owners to move beyond traditional sustainability efforts and set concrete, science-based targets to reduce operational and embodied carbon emissions. As seen in the SBTi’s criteria, there are clear expectations for reducing both operational emissions, through energy-efficient practices, and upfront embodied carbon emissions, particularly for new constructions. For landlords and investors, this means adopting a holistic view of carbon impact, accounting for emissions not only from their direct operations but also from tenant spaces, building materials, and lifecycle emissions.
