Our Vertical Sliding Sash Windows have been used to transform a high-end private apartment development in Kent. The challenge? ⬇️ The original timber sash windows had deteriorated considerably and were just no longer fit for purpose. But, the residents wanted to retain the same window aesthetic to keep the building looking authentic. The solution? ⬇️ Kestrel Home Improvements were put in charge of the entire project, and appointed our longstanding fabricator, Mercury Glazing Supplies to deliver the best system. Mercury manufactured 42 PVC-U Vertical Sliding Sash Windows, four of which had arched tops. Each were white and included run-through horns and astragal bars to retain the original windows’ aesthetics. “The new Sliding Sash windows have restored the building’s high-end architecture and improved the thermal efficiency. Investing in refurbishing a property is a cost effective way of creating your forever home. It is no doubt an expensive exercise as not only have house prices risen, but non-mortgageable costs involved with moving have also seen a price hike. It's important to note that the cost of refurbishing your property, to add value to it, has not risen at the same rate as house prices themselves. With this in mind, it makes sense to purchase a property that you can live in immediately, but with the potential of refurbishing it when you are ready. A SERIES OF AFFORDABLE HOUSING THOUGHTS AND IDEAS BY PERTH’S LEADING ARCHITECTS. TWO GOOD ROOMS FOR THE PRICE OF ONE We aim to design at least one ‘good room’ in a house - the living room, the one we spend our waking hours in, the one we live in. The best living rooms are also directly connected to a garden which provides fresh air, sunshine, warmth, a connection to nature, as well as another space to live in, a second living room-just outside. In the houses we design, we consider the garden the second good room. It’s also the most affordable space in a new home, the one you don’t pay for, it’s basically unimproved block value. It’s also the room you project yourself onto, the one you make, bit by bit over time, adding value along the way. The dilemma we find ourselves in is that houses are getting larger and blocks of land are getting smaller. The cheapest and most affordable room, the garden, is shrinking displaced by more house and more cost. Gardens have been reduced to a small paved and roofed alfresco with little appeal or prospect. In the best houses, the living room and garden, are totally connected. They flow into each other, and are used as extensions of each other. More importantly, they both perform better when they’re connected. Living rooms are enhanced when they’re naturally lit, ventilated, and warmed by the sun. They’re also cheaper to live in, using less energy for heating, cooling and lighting. Gardens and living rooms need to be a decent size to be functional and they need to be in the right place, facing the right direction. Both thrive in the sun and need good orientation for this to happen. Luckily, every block of land has access to northern orientation. This does require design effort and greater value needs to be placed on our living rooms and gardens than on our cars. The recently deferred State Planning Policy 7.3 for residential dwellings understood these two good rooms and their symbiotic relationship and had provisions to ensure they were connected, functional and sunny. Those provisions would have made our homes more sustainable and healthier as well as more affordable to build and to occupy. Dock Farm is a 17th Century listed building bought by owners who had always lived in old houses and always loved old houses. They loved the fact that the building hadn’t been messed about with and retained many of its original features – they felt this building just had ‘such a great feel about it.’ LOOKING AT THE STARS One of the highlights of the renovation for the owners is the roof light in the guest bathroom that allows them to look at the stars while in the bath. One of the only other internal structural changes allowed them to open the dining room to the TV room and create a unique and lager space to relax in. THE SCARY MOMENTS IN LISTED BUILDING RENOVATION Sometimes there are concerning moments in builds such as this; to complete the renovations, we made some external repairs being very careful to match the materials. One of the external walls had to be propped up and so a deep trench had to be dug next to an external wall to prop it up. It seems like sometimes there is so much destruction and disruption that the client worries we will never be able to put it all back together – but that is where the professionalism of our site managers comes in, knowing the sequence of all events and ensuring everything is done as safely and smoothly as possible. AWARD WINNING RESULTS The result is a beautifully renovated building that, apart from the electrics, finishes and furniture, structurally looks like it would have done 200 years ago when it was two lots of two room and the winders. Our Clients fell in love with the building when they first saw it, and thought it was magical and we were able to keep and enhance that magic to turn it into a quintessential English countryside retreat. “The Brits real need to go on holiday – I don’t feel that need”. This project won ‘Highly Commended’ at the Chiltern’s Buildings Design Awards in 2019, with judges making special mention of the development for its ‘rigour and restraint, and for the meticulous care with which the works were carried out.’ ‘The farmhouse has retained all of its simple character, telling its long history through the exposed elm timber-frame, multi-phase brick infill, and many internal features that have been carefully conserved.’ Chilterns Buildings Design Awards.
