The post below from the EIFS Industry Members Association (EIMA) features an article from Habitat Magazine that highlights the efficacy of #EIFS (Exterior Insulation and Finish Systems) in a #retrofit application. Admittedly, the three benefits outlined in the article may be somewhat surprising to those outside the #construction and #buildingmaterials industry. After all, many may erroneously assume that a building with a #traditional exterior - three #bricks thick - should be able to meet #energyrequirements by itself. But unlike #heavyweight, #oldfashioned building materials, EIFS with Drainage are lighter, more #energyefficient and far more #costeffective (according to data from RSMeans Data from Gordian) than #legacy counterparts like brick, #curtainwall and #precast. This makes sense considering that EIFS with Drainage is a modern, technologically-advanced product that has continuously evolved over time. Similarly, today’s laptop computers are also superior to the cumbersome, expensive desktop systems of a few decades ago. There has never been a better time to consider EIFS for a #newconstruction or #retrofit project. #eima

The article below, which recently appeared in the “Green Ideas” section in Habitat Magazine, highlights the efficacy of #EIFS in a #retrofit application. Located in #Brooklyn ‘s Sunset Park, this 69 unit co-op comprised of six buildings had decades of deferred maintenance and visible decay that caused both #aesthetic and #energyperformance problems. For example, board president Samara Doucette mentioned that “the coating on the #brick was falling off and there were lots of water intrusion problems for residents.” Additionally, there was very little insulation. This is problematic in today’s #energyconscious environment because Michael Granville, R.A. LEED AP of Darius Toraby Architects points out that it “becomes very difficult to meet energy efficiency targets without insulation” - even in a building like this one that is three bricks thick with wood and plaster on the inside. The solution was an #overcladding of #EIFS, which added benefits in the following three ways: 1) improved the look of the exterior 2) reduced future facade maintenance by protecting the masonry from further exposure 3) providing insulation that was previously nonexistent Some benefits were noticed immediately. “We noticed as soon as the cladding went up at the back that it’s warmer in our apartments,” said Alexander Katreczko, architect and building board member. Granville also said that “there’s a return on investment because the more energy efficient the building is, the lower the heating and cooling costs will be.” The board received a rehabilitation #taxcredit from the New York State Parks, Recreation & Historic Preservation and anticipates a rebate from the National Grid and more. Interestingly, there are thousands of uninsulated, brick and #masonry buildings in the City of New York, which means that #buildingowners, #developers, #architects and #designers could use EIFS to improve these buildings and enhance the occupants’ quality of life. **How replacing concrete with timber can save costs, reduce carbon and make for better buildings: Lessons from Maggie’s Newcastle** Maggies Newcastle is a special building, providing a drop-in centre for people with cancer that feels warm, safe, and uplifting. An unprecedented six thousand people visited within the first five months of the building's opening in 2013. Maggie’s Newcastle proved so popular that staff soon found they needed more space and additional consulting rooms. We were asked to design an extension that followed the same palette and rhythm as our original building, but a decade on, the costs for concrete and other materials had soared and the original plan had become prohibitively expensive. The solution we hit upon was to retain the original design’s setting out and grid, but to replace its concrete frame with a mass timber frame.
