Great to see vibrant activity in the Indy area; Esp at Castleton.The plan lays out recommendations for $169 million in added assessed value for the mall area; $96 million in the proposed Howland Greenway; and $150 million along the Nickel Plate. It estimates 336,000 square feet of repositioned or new retail space would be added, along with 458,000 square feet of office space, more than 600 hotel rooms, about 1,750 multifamily units and 34 acres of parking. The report suggests waterfront, boardwalk-type development along a stormwater pond south of 82nd Street, as well as a pedestrian arcade. Those features would be surrounded by such developments as covered parking, a hotel, and residential and retail space. It also imagines the former Sears store on the east side of Castleton Square Mall as an entertainment space, including a small stage and outdoor seating on a plaza. New offices, residential buildings and concealed parking structures are proposed for the far-eastern portion of the property, along with new internal streets. But all those changes would require buy-in from area developers and property owners, including local firms Simon Property Group, The Broadbent Co. and Sunbeam Development Corp., experts say.

I want to make sure last week’s piece by Malachi Barrett of BridgeDetroit on the Renaissance Center got noticed amid all the news around the NFL Draft. Whether you’re a fan of the building or not, the RenCen has an impressive history. Mayor Coleman Young and Henry Ford had strong ideas about what Detroit needed, from the architect to the developers to the tenants. Barrett does a great job of respectfully outlining the RenCen’s history and what leaders envisioned would be the impact of this enormous undertaking. They formed a collaboration of 51 corporate investors. They believed it would make Detroit more attractive to businesses and residents. This project would have a major impact on the world of work, urban planning and architecture, and economic development. Barrett states: “There are parallels between the RenCen’s debut and conversations about the state of downtown today. Then and now, reducing crime, relocating businesses downtown, and expanding hotel capacity were viewed as important for the city’s success.” I couldn’t agree more. Nearly 50 years later, the Downtown Detroit Partnership, Detroit Economic Growth Corporation, the City of Detroit and others in the public and private sectors continue to tackle these challenges and opportunities. I'm on East Warren in Detroit, MI, and this would be the "after" video after significant streetscape improvements. While curb cuts, striping, and bike lanes never show up in a report, they make a huge difference. To bring some non-Eastsiders up to speed, this section of Detroit was hit hard in the Great Recession. I'll lean on my pals Ryan Lally, Matthew Lewis, John Rutherford, and Thomas Paglia to talk more about that. The commercial side, however, has had a tough go. While neighborhood institutions like Cadiuex Cafe and Hammertime* have hung on, we've seen many an establishment bite the dust, and overall the building stock started look very tired. Blue Pointe, Wimpy's, Club 500, and Your Place Lounge have all gone to restaurant heaven... Today, we see some new activity in the area, and all of it is positive. New developments like Detroit Pepper Company, Next Chapter Books, and a new mixed-use housing development are changing the conversation here. The market is changing, and more importantly, the story & eye level have changed. Now, obviously new trees, sidewalks, & bike lanes do not equate to new businesses, but I can't help but notice that good things happen to commercial corridors when the infrastructure investment is made and the area can put it's best foot forward for businesses and potential customers alike.
