Have you dived into William Green's latest podcast with Bruce Berkowitz? Highly recommend if you like hearing about a portfolio manager’s investment journey. From humble beginnings at his father's corner store to key lessons as a bookmaker and broker, Berkowitz's path to developing his bold, concentrated investment philosophy is as instructive as it is fascinating. Berkowitz's portfolio, mostly comprised of St. Joe and Enterprise Products Partners, is a reflection of his high conviction investment strategy. With roughly an 80% stake in St. Joe, he leverages a detailed understanding of Florida's real estate landscape and a multi-decade migration trend. Meanwhile, his position in Enterprise Products Partners is based on the critical role its infrastructure plays in the hydrocarbon industry, evidence of his focus on durable sectors with positive tailwinds. The episode also explores Berkowitz’s mistakes. His investments in Sears, Fannie Mae, and Freddie Mac led to pivotal changes in his investment strategy. With Sears, Berkowitz's vision to transform its vast real estate into a lucrative asset clashed with the board's direction. He discovered the limitations of influence without control. Berkowitz shifted towards investments where he could exert more influence. On display with his chairmanship at St. Joe, he can steer St. Joe with precision, sidestepping the reliance on external decision-makers. Despite the compelling story and Berkowitz's notable achievements, including a nearly 47% uptick in his fund FAIRX last year and the title of Morningstar Manager of the Decade for 2000-2010, I hold reservations about investing in his fund. My analysis reveals a near-perfect correlation between FAIRX and $JOE (The St. Joe Company) since 2020. Given the 1% management fee, investors might wonder about the value FAIRX adds beyond what could be achieved by directly investing in $JOE, avoiding the fee. Still, there's undeniable value in studying Berkowitz's career, offering rich lessons in resilience, adaptation, and the double-edged sword of high conviction investing.
