𝐒𝐇𝐃𝐀 𝐒𝐏𝐎𝐓𝐋𝐈𝐆𝐇𝐓 | SHDA Chairman, Arch. Leonardo Dayao Jr. shed light on the existing incentives for embracing green practices in the housing industry during his segment at the recently held 3rd National Convention of the Eastern Regional Organization for Planning and Human Settlements (EAROPH) Philippines on January 19–20. In his discussion, Arch. Dayao emphasized the critical role played by the construction and operation of buildings in global energy and emissions. He underscored that this sector is responsible for a substantial 37% of global energy and process-related emissions, emphasizing the urgent need for sustainable practices. Institutions such as Pag-IBIG, for instance, offer up to a 20% adjustment in property valuation for green homes, providing a tangible financial incentive. Additionally, he highlighted the NHMFC BALAI BERDE initiative, which acts as a liquidity facility supporting developers and banks by acquiring mortgage receivables from EDGE-certified housing projects. Arch. Dayao has also outlined specific opportunities for sustainable housing, including the encouragement of minimum green standards for houses built under 4PH, the promotion of cost-effective passive design through knowledge sharing and technical assistance, and the endorsement of accessible green building tools. #SHDA #SHDACommunity #SHDASpotlight

Due to concerns on infrastructure strains and to safeguard liveability, regulators in Singapore have introduced several rounds of measures around minimum unit sizes in residential properties. Logically speaking, the prices of smaller units should increase as supply dwindles. The recent introduction of ABSD refund for seniors when downgrading residence should also improve the demand outlook of smaller condo units. That said, COVID-19 has caused a paradigm shift in how people see their living quarters, and people now value the additional space that can double up as a place to work or learn more than ever. Add on the competition from increasing supply of public housing, and the price upside to small condo units doesn’t seem to be very bullish. As we see Awaab’s Law being applied to Private landlords and not just Social Housing providers, we do have to be careful that we are not just being reactive. There is a general idea and use of words like “eradication” and “removal” when it comes to mould, one key aspect we tend to forget is that mould is ubiquitous.   Within the 24-hour response time are we being reactive or proactive? What can we do to future-proof property stock? How can we enhance customer experience? How can we do better on customer education around damp and mould?
