A great solution for those willing to think outside the box.
With space at a premium, especially in cities, rooftop development – building new homes on top of existing buildings as part of regeneration – provides a cost effective and sustainable option for creating the new homes that are so desperately needed. But while building upwards has the potential to create thousands of homes, not every location can accommodate a rooftop development. So, how do you identify suitable sites and how can Pretium’s Rooftop Development Framework, developed with Contracting Authority Watford Community Housing support you through the process? Dean Wincott and David Gatehouse of Langley Structures Ltd – supplier on Lot 1 (design and installation of superstructures) of our Rooftop Development Framework – talk about how to identify suitable sites in our latest blog. "Convert office towers to residential" has been a frequent cry/pitch/strategy at various urban-oriented events I've attended (or helped lead) since 2021. If only it were that easy. Anyone who's in that business knows of the many challenges to do that, from permitting to engineering to NIMBYism and so much more. Envisioning and funding these conversions could be the catalyst to dramatically help and transform our city centers if we can get past some of the operational obstacles. As this story of conversions in Pittsburgh and Cincinnati so effectively illustrates, lots of change is necessary to make these happen at any impactful scale. It's worth a read. We received a TON of feedback from our last LinkedIn post on our 𝐅𝐫𝐚𝐧𝐜𝐞𝐬𝐜𝐨 announcement, so we thought you would appreciate this video update... If you've been strolling along 17 Ave SW recently, we hope you’ve appreciated the "subtle" changes and felt the buzz of anticipation on all 3 of ASI’s active developments. Our 𝐅𝐫𝐚𝐧𝐜𝐞𝐬𝐜𝐨 project isn't just another building; it’s a testament to our Teams vision and unwavering commitment to create an enriched urban experience, an elevated city skyline and most importantly homes for our fellow citizens. People in the development ecosystem always talk about 𝑷𝒍𝒂𝒄𝒆 𝑺𝒆𝒕𝒕𝒊𝒏𝒈 in city planning and the question always is "WTH" does place setting even mean? Planners call it “creating a sense of place,” AKA the emotive bonds and attachments people develop in a specific environment. We see it as “the kind of environment you’re motivated to invest your time in, with whomever you wish that to do it with; in a safe, beautiful, and compelling space with diverse attractions and community engagement with a sense of PLACE. Our projects are extremely scrutinized "mixed-use" live-work-play-shop developments. The focus is the merging of street-side retail engagement with residential living to attract vibrant retail operators and create an active streetscape. We believe the 𝐅𝐫𝐚𝐧𝐜𝐞𝐬𝐜𝐨 will be the perfect symmetry of all these aspects combined in an exceptional and unparalleled, super-urban location. Feel the same or have a differing opinion? JULY AGENDA HAY STREET 2-WAY REVITALISATION Council is being recommended to approve the draft Concept Plan for the revitalisation of Hay Street from William to Elder Street. The concept plan proposes that pedestrians and place making are prioritised over cars by creating destinations, not through routes, and providing permeability, legibility, choice of routes and ease of access for city residents and businesses. NEW DRAFT LOCAL PLANNING POLICIES There are ~100 LPPs that support existing local planning schemes that operate within the City of Perth jurisdiction which are being consolidated into a set of new contemporary LPPs. The draft LPP character areas seek to ensure that character elements are protected. DRAFT NORTHBRIDGE CHARACTER AREA LPP The Draft LPP objectives are to: (a) encourage medium-scale development with a low-scale urban edge within a rich and interesting pedestrian environment; and, (b) to preserve and respect the traditional streetscape rhythm within the area whilst allowing for a diversity of architectural expression that supports Northbridge’s diverse character and role as the premier entertainment area of Perth. DRAFT ST GEORGES TCE CHARACTER AREA LPP The Draft LPP objectives are to: encourage high-scale landmark buildings with a medium scale urban edge that emphasise the ridge line and prominence of St Georges Terrace and reflect the area’s importance as the primary centre of business for Greater Perth and the State. DRAFT GODERICH ST HERITAGE AREA & LPP The Draft LPP objectives are: (a) retain and conserve the cultural heritage significance of the Goderich Street Heritage Area; (b) encourage the use and sensitive adaptation of contributory buildings; and (c) ensure that development in the Goderich Street Heritage Area does not adversely affect its cultural heritage significance. BUSINESS IMPROVEMENT GRANTS This program aims to provide support to businesses and property owners to carry out project works that enhance the public realm, create new experiences, and which encourage people to visit and stay longer. Council is being recommended to approve $250k over 13 businesses this funding round. 🚧 Partial Building Collapse in Little Italy, NYC 🚧 There's been a partial building collapse in Little Italy, New York, at the old Alleva Dairy spot. There was some renovation going on without the right permits which included pulling out floor joists. Thankfully, nobody got hurt hurt, but it's a reminder about following safe working practices. It's not just about this one building. We've seen other collapses recently in NYC. It’s making a lot of employers and employees think about the safety of these older structures. The city’s still looking into what happened. As someone who’s seen a lot in construction, it's a reminder of why safe methods of working are put in place. Let me know if you're got thoughts on this or any advice on how to keep things safe on site. #ConstructionSafety #NYCBuildings #BuildingRegulations #ConstructionCommunity https://lnkd.in/eiMdkJjf

Living in the city often pushes us away from nature and into a maze of concrete. Isn’t it ironic how we've distanced ourselves from nature, only to seek it out passionately during holidays. This yearning to return to nature amidst our urban lifestyles highlights a complex relationship with our environment. At AnchorPoint Developers, we understand the importance of integrating nature into our urban projects. Our new project in Malad isn’t just another urban development. We've prioritized green spaces within the architectural plan to the extent that our three-acre project will have two-thirds part dedicated to greenery. With active support from government authorities, this initiative is our way of blending modern living with nature, offering residents a breath of fresh air right at their doorstep. #AnchorPoint #RealEstate #Sustainability
