I trust you've all heard the news by now: H&M Home has officially made their retail debut at the Galleria, marking not only their first storefront in Texas 🤠 but indeed their first foray into the Southwest region as a whole. This, as many of you know, is a significant strategic move in business expansion. 📍 An eye-opening visualization is that for the first time, consumers in the Southwest won't have to rely on virtual tours or online catalogs to better understand and appreciate the nuances of H&M Home's offerings. They now have the opportunity to witness, touch, and experience the products in a physical store environment. Many will speculate what this could mean for H&M Home, but I recommend viewing this momentous entry into the Southwest as an indication of: - A solid vote of confidence in brick-and-mortar retail, showing that physical retail still has vitality. - Appreciation for tactile customer experiences: H&M Home’s decision also underscores the belief in consumers’ value for touch and feel experience in the homeware segment. I see this as not only a bold, high-stakes move but also a game-changer for regional competition: • Propelling Market Dynamics: H&M's physical presence will increase the positive dynamic in the retail industry, prompting all players to improve their game and creating positive ripple effects on the local economy. • Encouraging Competitive Edge: It will incite healthy competitive behavior among other retail firms - necessitating the need to stay innovative and customer-focused. Excellent Odd Lots episode today with Tom McGee and Chris Hatch joining Joe Weisenthal & Tracy Alloway on the macro and micro factors behind retail site selection. I was thinking about Tom's comment at 18:01 that suburban open-air retail is booming and how so many people moved to the suburbs and worked from home starting in 2020. And I was thinking, could we put some numbers behind that? Turns out, since 2020, suburbs and rural counties have gained around 2 million residents from people moving out of cities (and fewer people moving in). Another data point on how work-from-home and the cities-to-suburbs migration wave have upended all types of real estate - retail, housing, office, industrial/logistics, medical, self-storage... All of it.

The Covid pull forward shock to remodeling continues to fade... ...coinciding with growing deferrals for large discretionary remodeling projects: positive story for strong future remodeling demand ("when" and not "if" is the issue) . The remodeling share of consumer spending has been trending below the pre-Covid trend line for around four quarters now. The initial Covid shock to remodeling was substantial, with a 0.5 percentage point increase in the share of consumer wallet, primarily driven by more time spent at home and a wave of cash-out refinancing put towards significant remodeling projects. The remodeling cycle is at a crucial juncture, with significant differences across categories. At a category level, the exposure (or "beta" in our models) with the big-ticket discretionary remodeling market is a key differentiator. So, what are the implications for individual building product categories, and when will there be a rebound in remodeling activity? This month, we will dive deep into the forecast implications across the 18 building product categories in our Demand Meter with Home Innovation Research Labs. Great week at the Home Improvement Research Institute (HIRI) Insights Summit. Thank you to all the speakers, sponsors, and of course Pam Heidel, Dave King and Stephen Giles. - The Farnsworth Group shared insights on Contractor behaviors, the impacts of Homeowner budget constraints with indecision, and the challenges ahead for Pros to address labor and financial pressures. Loyalty will be key in this competitive market. - Eric Lynch, M.S., CBE, CSSGB from National Association of Home Builders shared some excellent macro economics leading to modest Single Family housing growth, and an ongoing challenging Multi-Family market. - Todd Tomalak shared some excellent comparisons to conditions in the 80s with today, and recent project deferrals that could result in YoY double digit growth for years ahead. Not to mention the impact a select group of brands might play. - We heard directly from Design/Build Contractors Bruce Case and David Pollard who shared their views on technology and made the plea to manufacturers and suppliers to make things easier. - Sara Gutterman from Green Builder Media, LLC shared insights on early adopters of sustainable and environmental categories that suggest the masses will be taking hold in the years ahead. - Liza Hausman from Houzz shared changes to remodel design trends.
