🤔 Let’s Talk About Hotel Concessions 🤔 #Hotelsales professionals love telling you about how they can enhance your next meeting, boast about their culinary teams, brag about their multi-million dollar renovations but when it comes to contractual concessions there is rarely no effort to stand out amongst their competitors. Granted, I want to see a list of standard concessionary offerings in every agreement but I would also love to see a property step up to the plate and really rewire a set of bonus concessions. Here at Milestone Meetings we rarely allow our clients to sign hotel agreements that tie their concessions to pick-up performance but on the flip side, we would certainly entertain a set of bonus concessions solely based on deadlines, pick-up performance, and several other variables that would help our hotel partners forecast spend more effectively and tighten up deadlines for both resell and labor costs. For instance, how amazing would it be to have every group pay in full before they depart your hotel? Many groups would certainly entertain expediting this process if it came with a 3%-5% discount off their master bill. Want to hold clients more liable for their “Real” food and beverage minimums? Forecast their true spend and build out a set of scaled concessions starting with a standard FB Minimum and increase concessions as the liability gets closer to their anticipated spend. Offer items like custom branded bottles of water, complimentary coffee, complimentary staff and crew meals… these things will move the needle. The list goes on and I can’t wait to see what hotel comes out swinging with their newly renovated concessionary offerings. It is interesting that weekends and weekdays took different paths to hotel demand growth. Weekend demand growth was led by non-top 25 hotel markets, which contributed 84% of the gain in room nights. RevPAR in those markets increased 2.6% with hotel occupancy of 73.6%, up 0.9 percentage points. Oklahoma City – with the Tennessee and Oklahoma football game in Norman – led the nation with weekend hotel RevPAR rising by more than 100%. Other markets with gridiron gains included Columbus, Ohio, and Raleigh/Durham/Chapel Hill in North Carolina. While not contributing much to new demand, top 25 weekend performance was also good as RevPAR increased 2% with flat occupancy (79.4%).

Want your bricks and mortar business to stand out? Then offer outstanding service. I’ve been thinking a lot about this lately. I just checked out of a pleasant hotel, which was only let down by its poor service. Muddled bookings, no staff on reception, missing orders and so on. I then went to dinner and was told to stand outside while they cleaned the table as “they needed to walk around inside”. We seem to have got used to bad service and venues more considerate of their internal workings than the customer experience. But, with an increased cost of living and the growing threat of online ordering, it’s more important than ever to make a customer feel when they’ve splashed out, that they have had a “treat”, or at least a lovely experience. Otherwise they won’t come back. Coincidentally today, my review of the 10/10 hotel The Peninsula London ran in Escape, and while I know this hotel costs 3-4 times an average London hotel, I concluded it did offer 3-4 times better service. Everything was absolutely impeccable and I still haven’t forgotten it. So while I don’t expect all hotels to be as gleaming and fancy, they can certainly offer great service and leave the guests feeling special. What do you think? #service #hotels #restaurants
