Jamestown, a powerhouse with over $11B in assets under management, has announced its agreement to acquire the Atlanta office of North American Properties (NAP), bringing two industry giants under one roof. This strategic merger includes a stake in NAP’s $2B portfolio, featuring high-profile assets like Midtown’s Colony Square and The Forum Peachtree Corners. This merger isn’t just about combining portfolios—it’s about merging visions. For years, North American Properties has been at the forefront of converting suburban spaces into vibrant mixed-use destinations, thanks to pioneers like Mark Toro, who originally shaped these developments. Now, Jamestown is set to carry that torch even further. Jamestown President Michael Phillips emphasized how this partnership will enhance Jamestown’s placemaking abilities, particularly in suburban settings where the demand for dynamic, community-oriented spaces is surging. The two companies are set to reimagine suburban life by integrating multifamily and hospitality elements, much like Jamestown’s Scout Living at Ponce City Market. Tim Perry, Managing Director at NAP and soon-to-be Jamestown’s co-chief investment officer, highlighted that this merger fulfills a shared dream of creating more integrated, vibrant communities. “People are spending more time at home in their suburban communities. The opportunity to create these great suburban community centers with better restaurants, better walking, better engagement—it’s an incredible opportunity,” Perry said. Many of our acquisitions capitalize on our ability to move money quickly, thereby providing advantageous pricing. Since our founding, we have acquired more than $2 billion in assets. In general, we seek opportunities that are either currently out of favor, not heavily marketed or are sufficiently complicated to dissuade less determined investors. With a reputation for innovative structuring, thorough (but expeditious) due diligence and reliable execution, we are positioned to react quickly to market opportunities. We have recently invested in apartments, single family rental, build for rent, manufactured housing, industrial, flex office/industrial, retail and office. We are interested in making additional investments in these product types as well as hospitality, student housing and senior living. In addition to acquisitions without partners, we actively invest joint-venture and preferred equity with talented real estate sponsors. Within this practice, we have done everything from fixed rate preferred equity to Co-GP investing to LP investing with a waterfall to pari-passu joint ventures. This capital is most often invested towards the acquisition of existing properties, but we also pursue selective ground-up development opportunities.
