The latest analysis from Savills on the office market reveals that as of May 2024, the magic office markets in Lisboa and Porto continue to experience strong growth. Lisbon recorded 118,786 sqm of absorption (+242%) in 72 transactions (+20%), while Porto saw 21,284 sqm (+36%) in 38 transactions (+46%) compared to the same period in 2023. Learning to stand my ground and say, “No.” was one of the most important lessons that I figured out in my career. A few months into running my first project, my boss called me into his office to let me know that he needed me to start up a second project. He assured me that it wasn’t a big deal because the two projects were just a couple of blocks from each other. Had these projects been tenant buildouts, his request might not have been a huge deal. However, my first project was 60 stories. This second project was 45 stories. The electrical contract for each was right around $12 million. Although, I was shocked and overwhelmed by his request, I just nodded and asked him to send me the information for the first coordination meeting. I was barely getting by on the first project. I had no idea how I would manager a second one. Working more hours than I care to recall, I kept both projects going for several months before the permanent Project Manager became available for the second project. This couldn’t have happened soon enough. I do not recommend running $24 million of work as a first time PM. A few years later, I was called into the president’s office where I was told there would be a significant layoff within the company which included my immediate boss. I was still absorbing this information, when the president continues by telling me that I needed to take over my boss’s projects. At that moment in time, I was overseeing the construction of a $10 million project with a very quick schedule. We had a crew building the new hotel tower, a crew renovating the existing hotel tower, and a crew renovating spaces throughout the hotel. I was on site nearly every day, all day, supporting my crews and dealing with the chaos of working in a still operating hotel with all sorts of unforeseen existing conditions. This project required 100% of my attention if we were going to be successful. My mind was racing trying to come up with the proper response. I knew I couldn’t take on more. However, how do I say no in the face of a significant company layoff? I paused then responded by telling him that as much as I appreciated the situation and my continued employment, I could not take on more without compromising the outcome of the hotel project. The president responded by thanking me for explaining the situation and stated that he would find someone else to finish up the other projects.
