Laing+Simmons opens four new offices
Laing+Simmons has welcomed four new offices to the family in recent weeks, including at Kings Langley, Maroubra and Ingleburn in Sydney.
Laing+Simmons Head of People & Growth Jacqui Barnes says the company’s focus on working with local experts with values aligned to the brand has underpinned its growth in 2024 - and will again in 2025.
The new Kings Langley office Principal Mandeep Singh says, "The support provided by Laing+Simmons enables us to grow our business in the most effective way, with the systems and collateral to make a strong and immediate impact."
“There’s an emphasis on care, connection and support with Laing+Simmons that makes for a refreshing and important difference to other brands focused purely on turnover and fees. It is the right brand at the right time for Ingleburn,” added Abu Ratul Principal of the Ingleburn office
Laing+Simmons Maroubra principal Nick Panovski commented “The way I want to operate our business is in a personal way. We put people first and it is clear that Laing+Simmons does too. It was a natural fit, in fact the only natural fit. Our new brand is the ideal way to connect with these people.”

Did you know that your office doesn’t have to be in a downtown location to thrive? In fact, a suburban setting can offer significant benefits for businesses. With employees more frequently returning to the office and companies exploring ways to ease this transition, a suburban location might be the perfect solution. Does your organisation really need an office? Yes it does, here is one of the reasons why...
Culture.
Offices set and reinforce the values, culture, brand, and personality of an organisation. For creative companies, the office should inspire new ideas and allow artistic freedom, like All the Anime, who encourages sketching of new ideas on the walls. If yours is a sales-focussed company, then the office should embrace and reinforce this, with leaderboards showing top closers for the week, a dynamic buzzing outbound sales area, a bell to ring for every sale and maybe even a bar to celebrate victories. If your organisation is helping to create a better world, then your office should support and inspire staff with its sustainability.

Great article from Peter Grant at the WSJ this month. We are seeing the same things play out in Atlanta.
Here are the key learnings:
➡️ The Rise of A+ Properties: Businesses are prioritizing premium office spaces with amenities like outdoor areas, fitness centers, and prime locations near transport hubs. Demand for top-tier properties is outpacing supply in hotspots like NYC’s Park Avenue and Miami’s Brickell District.
➡️ Stark Market Divide: While Class A+ properties thrive, older, less appealing buildings face dwindling occupancy, plummeting values, and potential redevelopment into residential or alternative uses.
➡️ Developers Betting Big: Companies like Hines and BXP are responding to demand, planning ambitious projects despite economic challenges. With limited new construction and long lead times, top-quality space will only grow scarcer.
➡️ Tenants Will Pay for Quality: Firms like McDermott Will & Emery illustrate a trend: employees’ well-being and productivity take precedence over cost, leading to fierce competition for high-end spaces.
This shift emphasizes a clear lesson: companies investing in exceptional workspaces are positioning themselves to attract top talent and foster collaboration in the new era of work.

As a follow-up to Randy from OKC's question on the #mondaymailbag, let's dive into one of the 2020 CRE trends: the #hubandspoke office model.
After April of 2020, and after we all finished watching the Tiger King, the commercial real estate cognoscenti started talking/writing about key trends that were going to impact the office market. One of the trends that got legs was the "Hub and Spoke" model for office. Unfortunately, it was not the name of a bicycle oriented hipster microbrewery. The idea was simple, instead of one office in Manhattan, a company would have three smaller offices in Midtown, New Jersey, & Westchester. From where I sit, this trend never made it past the buzzword bingo stage, and the reasons are mostly related to common sense.
The reality is, if 2020 taught us anything, it's that we go into the office to be around our colleagues. We can actually work from anywhere. If our colleagues are spread out between multiple places, all the less reason to even go. Multiple locations can create an unproductive silo environment as well, especially if different departments are located in different locations. Finally, there's a financial aspect to this that doesn't always makes sense: one office means one copy machine, common area, coffee maker, supply closet, IT room, etc. If there's three offices, multiply those expenses by three, and cost becomes an issue.

Not sure if you saw anything different in your neck of the woods.
