2025 Multi-lingual Building scientist, sustainable living spaces and solutions. Building code and infrastructure emergencies. BES I & II
For any construction or demolition of buildings we need a permit that seems to be under the responsibility of the building owner. But it seems also that certain Builders licensed under the "New Home Construction Licensing Act" of 2017, can also apply for a permit. https://lnkd.in/gxERnXZU But you need to pass the exams to get a BCIN. It seems all builders and designers must be insured to be able to design, construct or give opinion - besides being licensed. You can have your permit revoked, especially if 6 months have passed and operations have not even commenced. All changes applied to your original submission must be updated and approved by the CBO. Change of use of property must also be approved by the CBO.

I used to advise building users (*everyone uses buildings, where you live and work) on property problems. Now I help the property problem solvers themselves.
RICS ‘investigation of moisture and its effect on traditional buildings’, a joint position statement (JPS2022) RICS, Historic England and Property Care Association, can be applied to all buildings. Competencies and process apply to the investigation of moisture generally. In this video, I investigate blown plaster. It’s a relatively straightforward investigation, but gave me an excuse to talk about the JPS again. My ask for you to takeaway from this is, - if you do not investigate moisture or it is outside of your area of competence, please consider your choice of wording in your report. I.e instead of recommending a “damp survey”, recommend getting a JPS compliant survey and investigation. Repair guides I forgot the numbers of in the video. BRE Good Building Guide 7 on replacing failed plasterwork, and BRE Good Repair Guide 18 on replacing plasterwork.
