Worship Facility magazine: IMC Architecture-designed Congregation Bais Kosov's new shul reaches a major construction milestone of the base building and enclosure completion. The 40,000sf, six-story building, under construction at 1355 55th Street in the Borough Park section of Brooklyn, NY, will house a 5,000sf sanctuary as well as community and educational spaces. The project team includes Isaac Simkowitz COO of Guardian Realty and Congregation Bais Kosov’s board member, who serves as owner’s representative for the project, as well as expediter and zoning consultant CORE Consultants NYC, interior designer B.M. In Portland, Oregon, United States of America, a mass timber addition to Portland International Airport spans over 400,000 sqft. ZGF Architects designed the new structure, which boasts a prefabricated roof of a combination of steel and glulam timber. The absolutely stunning expansion, boasts 49 skylights in its ceiling, which allow natural light to filter in through the ceiling-hung undulating timber lattice. The lattice work is comprised of 35,000 individual pieces of Douglas fir timber. The timber for the entire project was sourced from within a 300 mile radius of the site, this allowed for a 70% reduction in the building’s embodied carbon footprint. One of the core components of building sustainably is material selection and sourcing. Inside the terminal locally sourced timber was also used for the floors, walls, and concessions. The interior design of the terminal is meant to emulate walking through a forest, with the hanging lattice work acting as a canopy of trees above. To reinforce this idea, the architecture firm worked closely with PLACE Landscape Architecture to plant nearly 5,000 plants inside the facility. This includes nearly 72 large trees, some of them reaching 25 feet in height. Utilizing ground source heat pumps and fully electric energy components, the terminal redefines sustainability in airports in the United States. Let’s celebrate architecture by debunking the longest held misconceptions around the profession. These misconceptions have led many people to often misunderstand the field, here are some of those: Architects, -Only Design buildings -Work with large-scale projects -Are expensive -Are not required for simple projects -Only work with new buildings Those misconceptions are misleading and here is why: An architect’s work goes beyond designing structures, and could be responsible for site analysis, project management, engineering or interior design.Aside from that, the architect closely involves themselves in the construction process to monitor the building process and confirm it goes according to plan, thereby involving working closely with engineers, contractors and other construction experts. Architects do not only work on new buildings, they also assist with complete renovation, and restoration of older buildings. This work may involve blending the historic elements of a building with modern functionality of that era. One of the envious talents of an architect is evaluating the condition of an existing building and determining what should be done to restore it back to glory and splendor. MIXED-USE RENOVATION — This is what a 1.2 million+ dollar renovation looks like. Back in 2020 BLDG Projects led the architectural and engineering design for this orange-rated historic mixed-use building in #Wrigleyville #Chicago. Our client was #VistaProperty, and this location was one of their first properties in Chicago. We worked remotely with the Vista team, contractors, and other consultants in order to ensure that the project construction questions were answered and construction was completed in a timely manner. For a project like this, stripping the building down to its essentials is key to avoiding future issues with plumbing, electricity, or heating — especially with a large franchise tenant on the lower level. Preplanning the most important construction items (typically not visible after construction is done) takes a lot of coordination and planning. While facing challenges due to the building’s triangular footprint + historic nature, our team redesigned a significant portion of the existing structure, added new structure as necessary, and engineered a new separate rooftop room to support our plans for a rooftop event space. Additionally, we designed the ground floor structure that connects the basement ceiling and first floor “floor,” laying the groundwork for a second design team to complete the interior of their commercial space with kitchen. We worked with the kitchen designers in order to properly spec the HVAC systems and ductwork shafts as needed. Projects like these are incredibly complex. Working with an inexperienced firm can lead to rising construction costs, months of unfinished work, or waiting on a permit.
