Here are a few key takeaways: -With multifamily values down across the Twin Cities and tax appeals by property owners more common than ever, counties may shift the tax burden to homeowners to offset the revenue losses. - Investors winning deals (especially B & C class) in today's market are assuming either flat or compressed exit cap rates. Ex: Buy at a 6.0% cap rate, exit at a 5.75% or 6.0% cap rate. - Always using the latest and greatest technology is not necessarily the best option when managing apartments. As Daniel Simpson, CPM, Broker says, it's the staff that makes all the difference. All apartments are just 4 walls, some windows, and a door. Navigating to good decisions in apartment buildings requires so much more than following the rules and regulations in the Victorian Owners Corporations Act. To maintain value, and improve the livability, sustainability and resilience of apartment homes, owners corporations and committees need to build a shared view about what matters in their building. They need to leverage the collective expertise and energy of people who live and own in the building. Essentially, we need to create communities in and around apartment buildings. It's not an easy ask. And it's yet another thing that people active in their owners corporations are doing through donated time and energy. But in doing so, community builders start to solve multiple problems at once, across wellbeing, loneliness, improved governance, climate resilience, and more.
