Great podcast! an excellent conversational format with many current and future insights on Build to Rent in the Australian market.... "A bit like picking your hotel when travelling" "Psychographics rather than demographics" "a vending machine for a glass of wine" "Flexing engineering muscle". "...at the end of the day we are talking about an operational model of professional ownership in the rental market" Amenities = Point of difference and/or revenue stream Interestingly there is yet to be a transaction in the market meaning uncertainty on cap rates, once transactions occur (6-12 Months?) then certainty of exit values will help with unlocking the capital watching from the sidelines
What do you get when you put an engineer, an architect, a developer and an advisor together to talk about build to rent (BTR) developments? You get a lively exchange of ideas and insight into a new sector that's set to redefine housing options in Australia. Together they explored the differences between BTR and build to sell, key BTR strategies and just what it is that makes these developments so appealing to people of all ages. And so much more! Thanks to our industry friends for their valuable contributions: • Trent Bell, Senior Development Manager at Investa. • Karen Wong, architect and Director at Bates Smart. • Tristan Quinn, Principal at Franklin St. • And NDY’s Damian Condello, Market Sector Lead for residential, BTR and hotels. We hope you enjoy the conversation as much as we did 👇 🎧! Erica Sanchez, Regional Vice President at Cardinal Group Companies, beautifully captured what makes multifamily so impactful: it’s about creating homes where lives are built, not just managing properties. "𝑰𝒕'𝒔 𝒂𝒍𝒍 𝒂𝒃𝒐𝒖𝒕 𝒕𝒉𝒆 𝒑𝒆𝒐𝒑𝒍𝒆 𝒂𝒏𝒅 𝒕𝒉𝒆𝒊𝒓 𝒉𝒐𝒎𝒆—𝒉𝒐𝒘 𝒊𝒔 𝒕𝒉𝒊𝒔 𝒂𝒇𝒇𝒆𝒄𝒕𝒊𝒏𝒈 𝒕𝒉𝒆𝒎? 𝑫𝒐 𝒕𝒉𝒆𝒚 𝒍𝒊𝒌𝒆 𝒊𝒕? 𝑫𝒐 𝒕𝒉𝒆𝒚 𝒏𝒐𝒕 𝒍𝒊𝒌𝒆 𝒊𝒕?" Beyond providing housing, Erica emphasized the power of relationships over transactions, both with residents and vendors: "𝑮𝒐 𝒊𝒏𝒕𝒐 𝒊𝒕 𝒂𝒔 𝒊𝒇 𝒚𝒐𝒖'𝒓𝒆 𝒄𝒓𝒆𝒂𝒕𝒊𝒏𝒈 𝒂 𝒓𝒆𝒍𝒂𝒕𝒊𝒐𝒏𝒔𝒉𝒊𝒑, 𝒏𝒐𝒕 𝒔𝒆𝒍𝒍𝒊𝒏𝒈 𝒎𝒆 𝒔𝒐𝒎𝒆𝒕𝒉𝒊𝒏𝒈. "Always treat your employees exactly as you want them to treat your best customers." - Stephen R Covey In my many years in construction, I've seen businesses in the industry come and go. I've noticed that the ones that endure are often the ones with employees who seem genuinely happy to be there. When you have a strong company culture, from the outside it can seem effortless. But it really isn't. Building a cohesive team in which members trust each other and feel trusted takes a great deal of work. But it's work worth doing. That's why I'm excited to be on a panel at the Chicago Build Expo today, called: "Culture is Key: Becoming a People-First Business" with Tracy Hagen, Ron Deverman, Maurice J. Robinson, Lucas Goldbach and Lisa De Lor. You have probably heard the saying "culture eats strategy for breakfast". I've found this to ring true. A team that works well together can be agile and innovative because there is a sense of safety, respect and belonging. It's something that businesses cannot afford to ignore. #ChicagoBuild is the biggest construction festival in the Midwest. Find out more about it here: https://lnkd.in/eSe-Xu4U #ConstructionIndustry #ChicagoBuild2024 #TheMasterBuilder #TheMcNeillFactor
