Broker called with a deal we had passed on months ago with another broker. Says he recently won the listing at a lower asking price than we'd been guided to the first time. That is quite rare and exciting, especially when the new guidance is at or below your number. So rare and exciting that it felt too good to be true. Turns out, the original broker already had it under contract and the seller had lied to our broker and told him it was available because they wanted a backup bid. We submitted an LOl, then saw the closing announcement on Linkedin the same week. Ouch. #realestate #investing #mutlifamily #privateequity

Comparing Real Estate Syndications to REITs is crucial for prospective investors to understand the benefits and drawbacks of each. Real Estate Syndications involve a group of investors pooling resources to purchase and manage real estate, led by a sponsor. On the other hand, Real Estate Investment Trusts (REITs) are companies that own, operate, or finance income-producing real estate across various sectors. There are some important pros and cons between the 2 such as ownership, liquidity, return potential, control, and tax benefits that every investor should understand to help them decide on which investment option is best for them. In my opinion, based on observed investor experiences, real estate syndications offer passive investors potentially more favorable risk-adjusted returns compared to REITs. This is primarily due to the expertise of the sponsor, potential for higher cash flow, tax benefits, and appreciation potential.
