Want to 1031 exchange a rental property into a syndication? Read this immediately: In a 1031 exchange, you must swap real estate for real estate, making traditional syndication investments incompatible because you're investing in a partnership, not directly in property. However, there are alternatives: 👉 Delaware Statutory Trust (DST): Approved by the IRS for 1031 exchanges, a DST owns and professionally manages real estate, offering a similar structure to syndications but meeting the 1031 exchange criteria. 👉 Tenant in Common (TIC) Investment: By investing as a TIC, you co-own property directly with the sponsor's Limited Partnership (LP) entity. This setup complies with 1031 exchange rules but can incur high legal fees and compensation limitations for the sponsor, making it less appealing unless you bring substantial capital and the sponsor lacks other options for raising capital.
