Transport poses a significant challenge in our efforts towards urban regeneration. Balancing the demands of local and national planning policies is a constant juggle - addressing issues such as parking, waste management, accessibility for emergency vehicles, and smooth deliveries is integral to our work. Moreover, navigating through the varied standards set by different Local Authorities adds another layer of complexity, with some exercising more discretion than others. An illustrative example of our innovative problem-solving occurred during the planning process for a project involving the development of nine terraced houses on a former car park site in Romford Town Centre. The site's constraints were apparent, with an access road spanning only 50 metres. To adhere to the necessary 'drag distances' required for both residents and refuse collectors, we had to think creatively. Recent report "Untapped Potential: An Assessment of Urban Stormwater Runoff Potential in the United States" in partnership with 2NDNATURE finds urban #StormwaterCapture is underutilized in the United States. Pacific Institute Research Associate and report author Jessica Dery states, "The diverse drivers and regional variability of SCU adoption across the United States emphasize the need for tailored strategies in stormwater management. Our work provides a crucial foundation for communities to understand and harness the potential of stormwater in addressing local water challenges." CT Planning has successfully secured planning permission for the change of use of allotment land to form an extension of the existing cemetery in Stapenhill. The existing cemetery is a Grade II registered Park and Garden and contains a Grade II listed structure. Additionally, the site is within locality of two conservation areas. The application was submitted on behalf of the Communities and Open Spaces department of the East Staffordshire Borough Council (ESBC), and thus was required to be presented to the planning committee. Several neighbour concerns were raised regarding amenity, highway impact, pollution, flooding, and drainage. However, it was successfully demonstrated that the distances from residential properties and the nature of the cemetery use would result in no significant adverse effects on neighbouring amenity. The extension would also enhance current visitor access to the cemetery. The application also highlighted, that due to the increasing local demand for burial plots and the limited cemetery provision, expanding into the nearby vacant allotment presented a suitable solution that utilises existing facilities while minimally impacting the surrounding area's character and appearance. The application was subsequently approved by committee, who concluded that the proposal would result in less than substantial harm to the significance of designated heritage assets, which is outweighed by the public benefits. With the assistance of DJOGS, the application also addressed concerns about the impact on trees and biodiversity. In these circumstances, the proposed development is considered an acceptable form of development, contributing to the sustainable growth and expansion of an existing community facility. Usually applied in urban/semi-urban settings, councils apply the orders to trees with high 'amenity' or 'nature conservation value'.
