PLANNING SUCCESS. Ellis And Partners have secured permission for a 32 room (mix of single, double and studios) Student Halls of Residence in Bournemouth Town Centre (2nd one this year). On this application waste collection, cycle storage & Daylighting were all parts of the scheme initially rejected by the council. However, as per usual, our in house team were able to offer robust evidence based justifications as to why the application should ultimately be approved without any changes to the layout. The scheme retains all the ground floor retail, and other major commercial elements of the building ensuring the Town Centre remains diverse and viable.

Happy to see this proposal in the news. I do want to provide a bit of context that is missing from the article. We are proposing this because: 1. We have distinct plan guidance supporting this action because we have design standards that will help us protect any key views whether they be of mountains, the river, historic buildings, downtown, etc. 2. The base zoning only allows development up to 70-feet unless they provide affordable housing or linkage fees in compliance with the city's regulations. By removing the view plane we allow them to tap into the incentives associated with providing affordable housing. 3. We have been negotiating a significant development agreement with KSE that will result in numerous public benefits. More to come as this enters the public process. https://lnkd.in/dD94J-Bn

The consultation phase for 33 storey co-living development in the city centre has commenced. The proposed Custom House Street project is being developed by Watkin Jones, the UK’s leading developer and manager of residential properties for rent. Bristol is ECE Westworks’ hometown and for many years we had no major projects here. But now this is certainly not the case, ECE Westworks are working on a number of projects in the city, with four large projects onsite and more either in planning or with the Building Safety Regulators. Bristol was the second fastest growing of all the Core Cities in England and Wales over the last decade* and there is a huge demand for housing and student accommodation here. If all of these projects are added up, there are around 1600 new homes, including nearly 200 affordable homes and 815 student beds. Image Legend: 1. This is part of a series of tips on how to refurbish Professional HMOs. At the moment we have 2 under refurbishment in Greater Manchester. We got our architect involved in order to maximize all the living space of the property. This includes moving stairs, taking out walls that are not load bearing along with moving stairs all under the auspices of building regs with full inspections. We have fire assessments on all properties in order to protect our tenants and ourselves. This Professional HMOs in Greater Manchester we made our proforma on rents on the lowside of 600 a room for ensuites. We have seen many of them on Spareroom.co.uk range from a low of 600 up to 750. With the rents of 600 we will be on a gross basis of 16-17% cash on cash without leverage. Our model is to source, refurb, tenant and then sell on. Good to see the Sydney Morning Herald reporting on the proposal for the historic Parcels Post Building at Central Station. There is a case for adaptive re-use (it’s already a hotel), but it is difficult to justify a proposal that demolishes an entire historic elevation of a building which was always designed to be seen in the round (like Sydney’s Lands Department and Education Department buildings - both also on long term leases from the NSW Government and both also being converted into hotels). It is also worth remembering this building is apparently protected by the State Heritage Register. A far less damaging solution should be possible for one of our more important public buildings. https://lnkd.in/gU5ezbJq
