Our modular redevelopment of a historic building in the centre of Southampton has moved a step closer to completion. This regeneration project to restore and revive a prominent site has reached a major construction milestone with the cranage of the final studio apartment modules. 31 High Street is a landmark scheme which is bringing a fire damaged building back to life after it remained derelict for more than a decade. Bristol is ECE Westworks’ hometown and for many years we had no major projects here. But now this is certainly not the case, ECE Westworks are working on a number of projects in the city, with four large projects onsite and more either in planning or with the Building Safety Regulators. Bristol was the second fastest growing of all the Core Cities in England and Wales over the last decade* and there is a huge demand for housing and student accommodation here. If all of these projects are added up, there are around 1600 new homes, including nearly 200 affordable homes and 815 student beds. Image Legend: 1. Funding Secured for St James House Project to Build Bristol's Tallest Building! A major construction project in Bristol, backed by Cain International and Apollo, will see the development of a 28-storey student accommodation block and an 18-storey co-living homes block. The scheme will include 132 co-living homes, with 20% designated as affordable housing, and 442 student bedrooms. It will also feature around 15,000 sq. ft. of amenity space, including a cinema, fitness suite, study areas, games room, and dining facilities. Closing out our week with some wonderful news... 🎉 Planning permission secured for a 619-bed, purpose-built student accommodation (PBSA) scheme with additional light industrial floorspace in Wembley on behalf of YourTRIBE. The proposal provides buildings of 27, 21, 18, and 6 storeys, with significant public realm improvements which will contribute to the ongoing regeneration of Wembley town centre. The development will assist in contributing to much-needed housing and within this vibrant regeneration area. Key issues addressed included justifying the need for student accommodation in Brent and demonstrating that the proposed buildings would have an acceptable impact on the protected views of the Wembley Stadium arch and the emerging Wembley townscape. Due consideration was given to ensuring the scheme complements the established wider Masterplan for the area. Developer Olympian has secured funding for its St James House project to build Bristol’s tallest building. The funding agreement with Cain International and Apollo allows construction to advance on the scheme to build a 28-storey student accommodation block and a separate 18-storey co-living homes blocks. The Conygar Investment Company has received planning consent for additional purpose-built student accommodation (PBSA) space at The Island Quarter development in Nottingham. Designed by DAY Architectural Ltd, the scheme will provide 313 beds in cluster flats and 81 single occupancy studios across four adjoining blocks ranging from seven to 11 storeys.

PLANNING SUCCESS. Ellis And Partners have secured permission for a 32 room (mix of single, double and studios) Student Halls of Residence in Bournemouth Town Centre (2nd one this year). On this application waste collection, cycle storage & Daylighting were all parts of the scheme initially rejected by the council. However, as per usual, our in house team were able to offer robust evidence based justifications as to why the application should ultimately be approved without any changes to the layout. The scheme retains all the ground floor retail, and other major commercial elements of the building ensuring the Town Centre remains diverse and viable.

Not a criticism, but a genuine question which requires debate. At a time when the local higher education establishment has announced a downturn in student attendance resulting in job cuts, and budgetary problems. Are more Student flats required? Our city has had a swell of Student accommodation approvals recently with several large scale developments already underway. Is this a priority over permanent housing need in Dundee? When we are told that land resource is limited and regeneration is best, is a large number of student units the best use? How much income does the local authority gain from each student flat per annum? I.e. is there any council tax (or similar) and is this more lucrative than housing to the city coffers? Are there the same levvies applied to these developments as would be the case for new build housing? if not... why not? The pressure on local amenities and services caused by the population increase once these flats are occupied must surely be the same? Or is it simply the case, developers no longer make any return on housing due to the poor policies introduced over the last decade leading to potential housing land now being put to better use to generate a higher return? Interested to hear thoughts on the rapid rise of these student mega projects.
