From mall to community village: how developing multi-use commercial space builds sustainability During recent VIVACE missions to Hong Kong, Japan and Korea, we had the chance to meet with a number of developers of Asian commercial retail spaces, and discover how their retail strategies are already making strides in sustainability. One key trend we observed was the development of multi-use commercial spaces that go beyond just shopping and dining, but also incorporate community, cultural and even educational elements. By temporarily closing around 700m of the street and linking it directly to the subway, the city provided an effortless pedestrian experience that drew people out of their cars and into the neighborhood. This strategic use of urban assets like the Gyeongchun Line Park proves that when cities are designed with accessibility and community in mind, they thrive. The proximity to Gongneung Station ensured that visitors could easily participate without the usual hassle of finding parking, making the festival more inclusive and accessible. Local businesses flourished, enjoying a day full of enhanced pedestrian traffic. The streets were alive with residents and visitors alike, creating strong community bonds through shared experiences. This festival not only celebrated our love for coffee but also demonstrated the tangible benefits of slow living in a hyperactive city like Seoul. This sprawling 20-hectare area, left vacant since the relocation of the fish market to Toyosu in 2018, is set to undergo a remarkable transformation. The centerpiece of the redevelopment project is a state-of-the-art multipurpose stadium with a seating capacity of 50,000. This all-weather venue will host a wide range of events and activities, alongside commercial spaces, offices, hotels, and residential buildings. One exciting feature of the redevelopment plan is a food-themed area in collaboration with the nearby Tsukiji outer market. This culinary hotspot will showcase the area's rich food culture to visitors from around the world. 🍱 Moreover, the project includes facilities for exhibitions, an innovation center for life sciences, and a waterfront hall with a capacity of 1,200 people. Event planning thrives on preparation, but true success hinges on adaptability and agility. Just days before our recent outdoor teambuilding program at Qiandao Lake, heavy rain triggered a mudslide that blocked our planned route to a key village visit. While cities like Beijing or Shanghai swiftly handle such issues, our small county faced a prolonged road closure. Months of meticulous planning were suddenly upended. Booklets were printed, activities were designed, and expectations were set. Yet, instead of dwelling on setbacks, our team—led by Daizy Dai, Jely huang, and Lucy Liu —swiftly pivoted. We reevaluated our options, shifting to alternative villages and rearranging logistics on the fly. Activities like livestreaming and filmmaking, which showcased local specialties (the area is renowned for its role in the birth of livestreaming), were adapted to indoor settings, receiving enthusiastic feedback. In a recent announcement, the Tokyo metropolitan government revealed its selection of a consortium comprised of 11 companies, including Mitsui Fudosan Co. and The Yomiuri Shimbun Holdings, for the redevelopment of the former Tsukiji Market site in Chuo Ward, Tokyo. The centerpiece of the redevelopment will be a multipurpose stadium capable of accommodating approximately 50,000 people, surrounded by commercial complexes, hotels, and offices. Scheduled to partially open in fiscal 2029 and fully in the first half of the 2030s, the stadium will boast a unique feature allowing flexible internal layout changes to suit various functions, from sporting events to concerts. About 40% of the site will be dedicated to green spaces, emphasizing eco-friendliness and providing open areas for public enjoyment. With an estimated cost of ¥900 billion, the project is poised to transform the former market site into a vibrant gateway to Tokyo, enhancing tourism through new transportation facilities.
