I'm very happy to announce this request from the City of Stratford for construction companies to take on a small renovation of an existing city owned building into affordable housing: AFFORDABLE HOUSING - REQUEST FOR PROPOSALS The City of Stratford has issued a request for proposals for the design, construction and/or renovation of full interior and some exterior finishes on the shell of the city-owned building located at 246 Railway Avenue. The building will be utilized as affordable housing, to be managed by the City’s Social Services department as part of the City’s affordable housing portfolio. The RFP will invite qualified applicants to design and renovate 246 Railway Avenue into a complete 2-bedroom house including all interior finishes, plumbing, electrical, windows and doors, bathroom and kitchen fit ups. Anticipated completion for the project is August 2025. The best part of being an architect is seeing our designs come to life, creating lasting architecture that transforms how people use the buildings. We are currently overseeing a number of our projects on site, at varying stages of construction. Ranging is size, style and locations. This video shows the current situation on 5 of our sites (2 photos from each project). 1 – Currently our biggest project on site. This involves extending to the side and rear, while fully remodelling internally. The side extension is being build in a traditional style to complement the existing building, while the rear extension has a much more contemporary feel. 2 – The shell of this 2 storey extension is now complete and it’s ready for the internals. The extension creates an additional bedroom and en-suite to the first floor. With a new seating area linked to the existing kitchen-diner on the ground floor. 3 – A unique design for a single storey extension that creates a new kitchen-dining-living room. Externally there is a split roof line as well as step in the footprint. Internally a small curved wall adds interest to what could have been an ordinary utility wall. Things don’t always go smoothly on site. Here the wrong windows were fitted! Replacement ones should be on site soon. 4 – Currently our smallest project on site. Although modest in size the extension will transform the home for the owners. Giving a much needed utility room and an extra seating area looking over the garden. 5 – The side and rear extensions on this project were designed to be within permitted development guidelines and so planning approval was not required.
