In the architectural realm, our commitment to outstanding design was awarded at the Build4Asia Award 2024. Our Mont Verra project in Hong Kong received the Gold Award for Outstanding Architecture in the Residential category, while our Fuzhou Rivercity project in the Mainland was awarded a Merit Award for Outstanding Architecture for Projects Outside of Hong Kong. The Hong Kong SAR government’s ambitious Climate Action Plan 2050 laid out four major strategies to tackle carbon emissions with the goal of a 50% reduction compared to 2005. For our sector, the ‘energy saving and green buildings’ strategy lays out ways we can all contribute to slowing and stopping climate change. With that in mind, we are delighted to be working with Swire Properties to help realise the vision set out in its SD2030 strategy, designing buildings that meet its ambitious targets for embodied carbon, as places that contribute to citizens well-being and reducing operational energy requirements. In particular, we are working on a project which has a goal of reducing energy in use by 30% compared to a typical LEED Platinum / BEAM Plus Platinum building. This will mean the new development has significantly better environmental credentials than even the most advanced buildings in the region. This has required a creative approach to the design as well as the techniques and systems we’re employing. With our climate in Hong Kong, it should come as no surprise that around 60% of a buildings operational energy usage is in cooling (i.e. a/c). Consequently, our number one goal has been to explore how we can push the limits of façade design, greatly improving the passive envelope performance in solar gains and insulation, while still creating a world-class experience and views for users. We’re also exploring alternative, low-energy approaches to both cooling and ventilation, as well as targeting ways to deliver improved comfort and well-being. These will not only create energy savings but also mean that the Artic-like conditions in many offices could be a thing of the past. There is no doubt that some of what we’re trying is a challenge for all stakeholders. It is challenging us to think differently about EUI; it challenges the operational models of property developers and operators; and challenges tenants’ evolving ESG and property usage patterns. With the built environment being responsible for 40 percent of global carbon emissions, embodied carbon is a critical aspect to achieving net zero. At the upcoming Singapore Green Building Council #SGBC Green Real Estate Trends Conference, Jessie Tan and Sripragas Nadaraja will be presenting on The Business Case for Adaptive Reuse and the Sustainable Transformation of Buildings. In the session, they will share how and why renovating the existing asset over building new is gaining momentum, considering its environmental, financial and social benefits. 【334 x the size of Shenzhen PingAn Financial Center are now certified LEED in Chinese Mainland】 In the economically resurgent year of 2023, the #LEED program in the North Asia region witnessed substantial expansion, with Chinese Mainland leading the way. A total of 1,569 new projects achieved LEED certification, marking a notable 38% increase compared to 2022. Additionally, there were 2,424 new projects registered, reflecting a significant 58% surge from the previous year. As of 2023, Chinese Mainland proudly hosts a staggering 10,678 participating LEED projects, out of which 6,389 have secured LEED certifications. The cumulative certified building area exceeds an impressive 154 million square meters. To put this into perspective, this area is roughly equivalent to 334 buildings the size of the Shenzhen PingAn Financial Center, the tallest LEED Platinum certified building situated in the thriving Greater Bay Area. Analyzing the registration data reveals a notable surge in the ID+C system, constituting 50% of the total registrations for the year. Corporate office spaces and retail establishments are increasingly joining the league of sustainable projects. In terms of space types, retail spaces led the registrations in 2023, accounting for 48%. Moreover, there was a remarkable 148% YOY growth in industrial manufacturing projects, indicating a burgeoning trend of factories embracing green transformation.
