I thoroughly enjoyed the Property Council of Australia event this afternoon at Frasers in King's Park, Perth. The topic was around affordability for developers to be able make a potential development "stack up" and then go ahead build much needed property stock supply for the Perth market. The message in the room was that we are still going to be a period of pain (lack of supply) for the next 2 to 3 years in WA, but then the supply market with time, will start fixing itself. DevelopmentWA advised of the projects and locations where land and property supply is going to be coming on stream in the next 2 to 5 years. Build prices are NOT coming down! What was interesting, was learning that about 35% of the cost of a developing and building new properties in WA is due to government costs and charges (inlcuding infrastructure costs) while in Sydney it is 63%!!!! No wonder the property prices in Sydney are soooo high in comparion. Consulting firm Guidehouse and two other tenants have signed deals at RXR’s 75 Rockefeller Plaza. In the biggest deal, Guidehouse signed a 10-year lease to relocate from 685 Third Avenue and occupy 45,125 square feet on the ninth and 10th floors of 75 Rock. Bruce Mosler (pictured) and Anthony LoPresti from Cushman & Wakefield negotiated on behalf of the tenant. MK2 will handle ground rent demands, service charge budgets and estate management duties at the site.
