The Government’s announcement of 27 additional greenfield areas and the consolidation of the VPA marks a significant advancement in Victoria’s development sector and the provision of new housing. Amidst the ongoing housing crisis, the State Government's ambitious goal to deliver 180,000 new homes over the next decade is both necessary and commendable. However, the success of this initiative hinges on the integration of robust and considered urban and landscape design benchmarks that addresses several critical challenges including climate resilience, social isolation and lack of public transport: - Social Isolation: Without adequate community infrastructure and local parks, greenfield developments can become desolate and isolating. It is imperative to incorporate measures for social inclusion and placemaking into the urban fabric to foster vibrant, connected communities. - Green and Diverse Transport Options: The rollout of new housing must be synchronized with the development of public transport and shared path routes. In a predominantly car-dependent city like Melbourne, it is crucial to shift behavior patterns by making walking, cycling, and public transport the most attractive options. Increasing green travel not only improves the health and wellbeing of individuals, but it also elevates traffic congestion and air-pollution. - Climate Resilient Cities: The urban heat island effect poses a significant threat to public health and safety as temperatures increase, exacerbating respiratory difficulties and heat related illnesses. Ambitious targets for strategic canopy tree planting is essential, particularly in areas like Melbourne’s west, which is affected by a rain shadow and is notably dry. Creating resilient landscape spaces is vital for enhancing climate resilience and the health and wellbeing of our greenfield communities. The next decade will be transformative for Melbourne’s greenfield areas, and represents a critical opportunity for government to strategically invest in initiatives that will drive the sustainability and liveability of our suburbs. It is essential to exercise a duty of care in designing these spaces, a principle that remains at the forefront of all projects at Urbis. Respected urban planner and Hatch Partner Mike Day has pointed to RIVERLEE’s New Epping development where we have 151 apartments as a successful example of the ’20-minute’ neighbourhood in his recent article with Australian Property Markets. Mike says “the ‘city within a suburb’ which commenced development in 2021, will eventually comprise of thousands of townhouses and apartments across multiple neighbourhoods, as well as commercial, hospitality, retail and community spaces, and healthcare.” The benefits of this were echoed by HHS CEO Trudi Ray (GAICD, JP, MBA, SPAHIc) saying “…It means we ensure people are connected with their community by having a place to live that has education, employment, retail options, green spaces and local transport. Planning Approved!! Kingston Riverside is one of a several regenerative, mixed-use schemes on highstreets that we’ve been working on this year as developers and local authorities grapple with the challenge of re-awakening and re-populating our town centres. As creators of future places, we believe that genuinely sustainable mixed-use urban development must foster balanced and diverse communities. This includes space for families, active and engaging commercial offerings at street level, promoting local businesses and a focus on community integration. In order to revive our high streets, we need to re-imagine them as places to live, work, play and thrive. Commercial and retail (use class E) needs to be resized not replaced, evolved not eliminated. We have sought to do this with our proposals, creating a richer mix of uses, with residential use alongside a re-imagined, flexible commercial offering, to create better financial, commercial and social value for the future of Kingston Upon Thames. The proposal provides 34 high quality apartments set around a podium garden space and children’s play area totalling 466sqm of communal amenity space, which includes a roof terrace overlooking the River Thames and Hampton Court Palace gardens beyond. We are pleased to have secured planning permission from Newry, Mourne and Down District Council for 14 new apartments, all social housing, at Fairview Lane, Saintfield, on behalf of Cityside Developments Ltd. and Arbor Housing Association. By replacing derelict buildings with quality homes on the site’s existing footprint, the consented development will provide much-needed and sustainable social housing within an urban area. Future occupants will benefit from a wide range of existing amenities in Saintfield, with the town centre and onward public transport links a short walking distance from their front doors. This proposal was approved following engagement with Council planners and local elected representatives to incorporate design changes which enhance the overall scheme. Muse will head up a programme of regeneration that will see a new public square, new shops, commercial space, community and cultural space and more than 1,750 new homes over the next 10 years. The partnership aims to deliver the UK’s first ‘positive energy district’ (PED) in Wythenshawe by building energy efficient buildings, establishing allotments and roof gardens, and planting lots of trees. According to the EU’s Smart Cities Marketplace, PEDs are “energy-efficient and energy-flexible urban areas or groups of connected buildings which produce net zero green-house gas emissions and actively manage an annual local or regional surplus production of renewable energy.” Work on the £500m Wythenshawe scheme is expected to start next year with the first phase to create a cultural and creative hub, food hall, co-working and employment space, and initial investment in new public realm. The council has secured a £20m grant through the Levelling Up programme and will supplement this with a further £11.9m to kick-start the scheme. “This is a key moment for our ambitious plan for long-term regeneration of Wythenshawe Civic,” said Manchester City Council leader Bev Craig. “Bringing Muse in as development and investment partner means we can quickly progress to begin delivering on proposals that will genuinely transform the town centre in the coming years. “Regeneration is about much more than buildings, it is a once-in-a-generation opportunity to create jobs, deliver secure and affordable housing, tackle deprivation, strengthen community and create opportunity for the people of Wythenshawe.

Green light for £1.3bn Edinburgh coastal town revamp Plans for the largest regeneration project of its kind in #Scotland for a new #environmentally friendly coastal town in Edinburgh have been given the go ahead. The City of Edinburgh Council has agreed a #planningapplication for the first phase of the £1.3bn #regeneration project to transform Granton Waterfront. The decision gives the green light for 847 ‘net zero ready’ homes to be built in partnership with Cruden Homes on the city’s largest #brownfield site. The new #development will also provide capacity for a new primary school and a #lowcarbon #heatnetwork. There will also be commercial units, active travel routes and other sustainable #transportinfrastructure as well as attractive public and open space. The first phase of regeneration in Granton Waterfront will be delivered from 2025 to 2032. At the heart of the development of Edinburgh’s coastline sits the Granton Gasholder now known as ‘Gas Holder 1’. A new public park is almost complete within its frame and as the scaffolding has been removed following restoration making it a spectacular focal point in the area. Another historic building, the former Granton Station, has been refurbished and it now has its own square. Council Leader Cammy Day said: “This is a welcome news for Edinburgh as we can now continue our exciting plans to transform the north of the city into a thriving environmentally friendly new neighbourhood which people will want to call home, work in and visit. I’m really excited to see this milestone achieved, as we are one step closer to delivering a first phase of regeneration in Granton Waterfront.” Fraser Lynes, Managing Director of #CrudenHomes, said: “This development represents a significant leap toward meeting Scotland’s growing demand for high-quality, energy-efficient housing of all tenures, and the planning outcome marks a major milestone for the project. “In partnership with the City of Edinburgh Council, our work at Granton Waterfront will deliver a diverse range of sustainable new homes designed to meet the community’s evolving needs.
