This new community-oriented residential development provides a commuter-friendly and amenity-rich living experience that will directly impact not only the residents, but the broader Sacramento metro area. Planned for completion in 2026, Natomas Fountains provides six residential buildings, a community pool and spa, dog run, and community garden within a safe and pedestrian-friendly site located a short drive to Downtown. The various stormwater treatment systems were strategically designed to maximize available land use for development purposes. Peter Bernard, senior engineering manager, explained “We worked closely with the City of Sacramento, troubleshooting their spreadsheets when they were implementing new calculations methods for sizing stormwater treatment systems. Together, we worked out the tools that all development projects will use in the future.” Peter loves the challenge of laying out a plan for multi-family residential buildings. He said “Multi-family projects each have unique challenges of pedestrian circulation, parking, ADA accessibility, and utility layouts. I love the challenge of putting the pieces of the puzzle together to create a community where residents can thrive.” Early planning efforts for this project helped resolve the site’s unique challenges and collaboration kept the project moving forward. ZONING regulations in Atlanta are being rewritten as we speak. How many gas stations are in your neighborhood? Are tiny houses permissible in your backyard? What's going to be built on the vacant lot on your block? Zoning regulations determine ALL of that and more. This past Monday the City of Atlanta presented the first look at the zoning changes scheduled for implementation Jan. 2025. Yes, you heard that right - in 6 months the changes will start rolling out. Key Take Aways: - Major changes to gas station development and where they're allowed to operate - Major changes to self-storage facilities. As currently proposed, they now must be part of a mixed use development where the commercial and residential square footage must equal the amount allocated for storage - Major changes for how guest houses, accessory dwelling units and tiny homes are defined and regulated This is just a sampling of the changes that will shape how the city transforms over the next 50 years. How often does zoning impact the viability of a project? We've encountered numerous instances where clients were super excited about initiating projects, they liked the conceptual design direction, and possessed the "necessary" funding (I'll touch more on this). However, upon realizing the extensive costs and time commitments involved—not only in constructing the building (which is what their budget really evolves around) but also in addressing site development, platting, street infrastructure, landscaping, and paperwork (SO MUCH PAPERWORK) —the project just wasn't feasible anymore. The City of Dallas is in the midst of transforming Land Use with FORWARD Dallas, alongside revisions to the Zoning Ordinance that has not been revised FOR DECADES. Anticipated to be voted upon and approved within the next year or so, we are excited about the potential for these changes to ASSIST with the design process, not IMPEDE it. But the question remains...will these changes encourage and permit ACTUAL growth, BETTER growth? It's easy to blame zoning, there is definitely weight there. But zoning can't do it alone. Clients, architects, consultants, communities all have a role to play. I'm pretty sure the viability of a project rests on us too. 100% sure in fact. We just have to figure out how much weight we are willing to carry.
