Built to last or should we look towards the past? Exploring the durability of new-build homes. It’s no secret that the reputation of new-build housing is increasingly negative among UK residents. They have become synonymous with poor quality, prone to fast wear and tear, and are proving to have less staying power than their older counterparts. In fact, a 2023 study by The Chartered Institute of Building (CIOB) found that almost a third of people would describe new build housing as ‘poor-quality’, with over half of the respondents believing that older homes are of better quality. With a slowing residential build pace, alternative methods are required to alleviate supply deficits while the sector has time to catch up. Returning STRAs to the long-term sector can have an immediate and significant impact.

Nationally, the cost of single-family home construction is up 30% since 2020. In our region, the avg. price per square foot of new built homes is $185 *even higher in the two counties we serve. The modular/manufactured home we are building on this site is about $104 per square foot– that’s a cost savings of about 44% if I can do math right. (excluding lot costs and some final expenses).  It is a traditional stick-build, that is built in a factory, which lowers costs, reduces construction waste and can be completed up to 40% faster than a home built on site.  With green initiatives, like weather wrap, wind infiltration is decreased; engineered roof trusses with steel plates increase sustainability and blown roof insulation saves energy. Even the furnace and windows help decrease energy needs. Modular homes hold their value and are financed through traditional options, just like any other home. 🚀 Revolutionizing Home Building with Modular Construction!   🏡I'm excited to share this incredible video showcasing a 1700 SF house built using modular construction on Fort Myers Beach (FMB). The house was constructed offsite in a factory in Georgia while the structural foundation and UG utilities were built in the field. The modules were then transported down to FL and attached in just 3.5 hours! This method is not only insanely fast but also cost-effective, being approximately half the cost ($300/SF) and taking only 1/3 the time of traditional new construction (4-6months total). This is a game changer for rebuilding communities after natural disasters. It's also a great way to help solve the attainable housing crisis. Gary, your assertion is outrageous in my view. The baseline cost of a trustworthy fit for purpose compliant building is just that. It is not the cost of what you can get away with or using new building methods as an experiment to put unsofisticated consumers (owners and renters) into. Consumers are not our industry's guinea pigs. Just reflect on how many off-site businesses go broke and leave their suppliers and customers in the lurch. Yes regulators can do more to make application of regulations more easily understood. And regulators need to face into the challenge of governing the end to end supply chain across the multi-jurisdictions that make up our industry today.
