Recently I was asked why I have such love for Long Island's North Shore. It occurred to me that besides it's beautiful sunsets at the beaches and historical significance, it is also an amazing place for retail shops and dining! Building (houses, commercial and industrial buildings) is a business. Builders and developers will only choose to build something if there is an opportunity for a commercial return (profit margin, tenancy or capital growth). In this instance (as with most of the other vacant sites across the central city) reflect the lack of commercial opportunity in Christchurch, or at least particularly in this location. There are signs of an increase in demand for commercial space in the central city...especially key sites...but outside of Oxford Tec, Hereford St, Colombo St, Lichfield St, there are few opportunities. There is increasing talk of new hotels being developed...which is welcome (although will have an inverse impact on Airbnb properties)...but I doubt that there is any significant demand for more retail or office space in the wider CBD at this time. Earnest Duval is a smart operator, and if he sees an opportunity, then he will rebuild, for sure.
