What's the future for department stores that are sadly no more? Landsec point to a way forward in #Cardiff with plans for a new #playful square designed by LDA Design and Chapman Taylor Architects on the site of the city's former Debenhams. Playfulness is at the heart of the proposals which reclaim prime retail space for children and young people and includes water jets and a giant slide, plus #biodiverse #planting. It supports Cardiff's status as the UK's first UNICEF #child-friendly city. Local people have welcomed the chance of having a central space that caters for families. The design approach includes visual ‘breadcrumbs’ in surrounding streets to help lead shoppers, visitors and residents to the square, where there will be space for #community events, street food vendors, café and restaurant terraces and upper-level dining. In #Florida, Attainable #Housing Joins Luxury Complexes: Owner of Bal Harbour Shops plans about 240 workforce housing units under state’s Live Local Act, reports Deborah Acosta for The Wall Street Journal #Miami's Bal Harbour Shops, a premier #luxury #retai destination featuring swanky brands such as CHANEL, Gucci and Tiffany & Co., is getting into the #affordablehousing business. Whitman Family Development, the shopping center’s owner, filed plans with the city on Tuesday to build a roughly 20-story luxury #hotel and three #residential towers with 600 units within the complex. One building with about 240 units will be reserved for #workforcehousing, as part of Florida’s new housing lawknown as the #LiveLocal Act. That #legislation, which went into effect last year, is meant to motivate developers to build more affordable housing. It offers #developers tax breaks and allows them to bypass certain local zoning rules if enough workforce housing is built. Middle-income #renters who earn 120% of an area’s median income or less are eligible. The #BalHarbour complex is home to about 100 luxury #retailers, including many of the world’s most prestigious #fashion and #jewelry designers. The mall regularly tops the list of most profitable in the world, with sales of $3,400 a square foot last year, according to real-estate analytics firm Green Street. The Whitmans have seized on the Live Local Act to bypass zoning rules that have prevented them from building much beyond the shopping center’s existing three-story height. The plan calls for adding a further 2 million square feet to Bal Harbour Shops, which with other expansions would quadruple the size of the complex, the family said. The Whitmans say they have yet to determine the cost of the residential expansion. Now, by complying with the workforce housing conditions in the Live Local Act, Chief Executive Matthew Whitman Lazenby said his new expansion can proceed. If all goes as planned, in a few years some of the staff who sell designer goods at the mall’s posh shops or wait tables at the complex’s trendy #restaurants would be able to live at the site. “Those folks are driving in from homes that are very far away,” Lazenby said. “Here we have an opportunity to finally find a way to let those people get to live in a community that they spend so much of their time in.” Both the workforce and the market-rate apartments will be designed by the architectural firm Skidmore, Owings & Merrill (SOM) and will be indistinguishable from the outside, Lazenby says. A 60-year-old enclosed mall, a popular institution in a North Jersey municipality, is about to be dramatically reconfigured in a reflection of the times: Much of its retail space will be demolished and replaced with an open-air town center and 1,000 luxury apartments. At the redevelopment's groundbreaking this month, Eatontown Mayor Anthony Talerico Jr. acknowledged that the $500 million project had stirred criticism and "intense emotions" from residents who didn't want to see "a radical" change in the Monmouth Mall. For decades, different generations came to the retail center to shop, dine, hang out and socialize. Nicole Kushner Meyer, president of Kushner Cos., the firm overhauling the mall, recalled taking her daughters there to have their ears pierced. But it's a different era now, and Eatontown has to move with the times to remain economically vibrant, Talerico said, "We can't deny that the landscape is changing and we should change with it." Adding residences to malls isn't new, but projects are picking up nationally. The concept is designed to naturally increase foot traffic, real estate professionals say, while creating a new mix of store lineups to vie for space in an already tight U.S. retail market. #America's malls continue to transition from sprawling retail superstructures into mixed-use, lifestyle-centric neighborhoods. Most recently with the redevelopment of the Monmouth Mall, led by Kushner Companies. When the redevelopment concludes, the new space will feature a reduction of the overall #retail space, making way for 1,000 new #apartments, an open-air central promenade, amongst other amenities and new uses, like restaurants and medical offices. In separate reporting by The Real Deal, of the 153 mall redevelopments happening across the country, more than half include a #housing component. I'm not sure about you, but this trend seems to be a great way to breath new life into some of the country's legacy #RealEstate, while addressing current issues, like the #HousingShortage. Not too bad for a mall that was so dead, it was featured in the Walking Dead, where it was sprawling with zombies.
