This may be a long shot but — I want to hire a Real Estate Development Analyst or Associate at Village Ventures (must be able to work from our office in Fairlee, VT). Here's the gist: - I'm focused on developing small-scale projects (think 2-20 units). Mostly residential with some retail and office - Right now, it's just me. There are a ton of cool development opportunities here but I need to bring someone on board that can help me execute - Opportunity to play a major role in developing projects between $500k-$5m Specifically, the role would span: - Acquisitions — sourcing off market properties; working with brokers; underwriting - Capital raising — identifying capital sources; grant writing; investor pitch decks - Construction management — project management; tracking budget vs actuals; timelines (all construction is done in house by sister company RH Construction) - Asset management — investor dashboards; distributions; capex tracking I don't care if you don't have any real estate experience (I didn't when I started VV three years ago). Instead, you'll need to be able to: - Work independently in a fast-paced environment — yes, we will spend a lot of time working together. But you'll quickly need to manage your own workstreams and quarterback parts of the pre-development work - Build relationships — over time, you'll be expected to develop relationships with brokers, property owners, grant administrators, etc - Work efficiently in Excel — I don't do complicated DCFs but simple financial modeling is a must - Know how to write well — much of the capital stack for our projects comes from competitive grant programs. The success of these applications hinges on being able to tell a good, coherent story - Build killer Powerpoint presentations — similar to above, the name of the game is telling a good story. I'm really excited to be hiring a Product Director for SF Digital & Data Services https://lnkd.in/dmm3YDtX This position reports directly to me and manages a strong team of 4 PMs with a range of experience. Also leads cross-product strategy & metrics, evangelizes product practices citywide, and consults on challenging tech projects. SF DDS is a team of 48 including designers, engineers, data folks, PMs, content experts & delivery specialists. We build the City’s accessible web platform, open data portal, affordable housing system, many applications for permits, grants, & services. We’re working to unify & improve service delivery platforms. If you live in SF & signed up for your COVID test or vaccine on a City site a few years back, that was us! We’re friendly, diverse, mission-focused, & smart. We can’t offer you the salary you can probably get for a private-sector job, but we have pretty solid comp for a government Important logistics: this is a hybrid job that requires one day per week in-office in downtown SF - sorry, we can’t do remote, but it’s for a pretty cool reason - SF deputizes all City employees as disaster service workers in case of an earthquake/etc. So you need to be near. In the posting, you need to meet the minimum qualifications (5 years managing products & 3 years managing professional staff) but you don’t need to meet all of the desired qualifications - though of course if you do, tell us! In general, in applying for government jobs, it’s worth taking a minute to make sure your resume & cover letter respond directly to the parts of the job description you meet. We don’t use AI reviews, but we do have non-technical HR folks. So please, spell out your management exp, for example. So…can you ship, mentor, explain what Product is to people who don’t already know, develop smart metrics that aren’t based on profit, persuade, present, love SF deeply, & be a great senior teammate? You should apply! & please pass it on!
