Mayor Muriel Bowser recently unveiled DC’s Comeback Plan, outlining a five-year economic development strategy for the District of Columbia. At the core of this initiative is the Downtown Action Plan (DAP), which identifies strategies, programs, and initiatives to reimagine and reinvigorate Downtown DC. I encourage my industry friends (and those who live in The District) to take a moment to read through the plan and make a conscious commitment to drive this vision where we can. Here is a quick summary of the Foundational Elements outlined: 1. Anchoring Downtown’s Comeback in Public Safety – Proactively and aggressively address safety concerns, developing both top-down and bottom-up approaches to public safety. 2. Creating a Place of Choice to Locate & Do Business – Enhance the attractiveness of Downtown D.C. as a place to start and grow businesses, and expand the toolkit with which the District can attract these businesses and enable them to thrive. 3. Building a Residential Base – Improve the ability for housing conversions and new developments to occur in Downtown D.C., and create appealing residential nodes that make the area more inclusive, multigenerational, and equitable. 4. Planning for Transportation as an Asset - Build on the District’s competitive advantage of having an accessible, multimodal, and pedestrian first central business district, and improve the ease with which all users can travel to, from, and within it. 5. Making it Happen - Lay the groundwork for the successful execution of the Downtown Action Plan, and develop a strategy for distressed and public assets. What are your thoughts on the plan? On Tuesday, Powell City Council approved a resolution that allows the City to move forward on phase 1 of the Village Green and Downtown Powell Master Plan project with Pizzuti Solutions. Located at 47 Hall Street, the 12-acre site just west of Olentangy and Liberty streets is home to Village Green Park and adjacent municipal facilities. The master plan proposal gives the City the opportunity to look into options for how the 12-acres can best serve residents while also serving as a nucleus to a revitalized Downtown Powell. "This is our green light to begin a conversation with the community about the most important exercise in Powell's history," said Powell City Manager Andy White ICMA-CM. The initial phase of the planning for revitalization of Downtown Powell includes working with Pizzuti Solutions to gather the appropriate information that will drive improvements to Downtown Powell while also engaging the various constituent groups that represent our community. Phase I will include: 🔸market analysis 🔸community surveys 🔸stakeholder engagement 🔸existing conditions analysis 🔸summary report Once complete, this 10-month-long phase will provide City Council and staff hard data and analytics that will aid in the decision-making process for public investment for traffic, infrastructure, facilities, and more. Here are the latest updates on key initiatives: 🏗️ Site Plan Lite/Infill Lot Plat Process: Austin is streamlining the development of single-family housing with the Site Plan Lite initiative tailored for 'missing middle' housing of five to sixteen units, reducing complexities in the site plan review. Adjustments to the infill lot plat process are currently receiving public comment and set for City Council consideration on November 7, 2024. 🎵 Live Music and Creative Space Bonus Phase 2: Supporting Austin’s cultural scene, this new zoning district is focused on affordable creative spaces and preserving performance venues. The City Council is set to consider this initiative today, October 10, 2024. 📈 PDA Density Bonus Program & PDA2: New density bonus programs for Planned Development Areas (PDA) and PDA2 in industrial zones allow increased building heights in exchange for community benefits. This week, I had the privilege of attending the Austin-San Antonio Growth Summit, hosted by the Austin Business Journal and the San Antonio Business Journal at the City of New Braunfels Convention Center. Central Texas continues to be one of the fastest-growing regions in the U.S., and City Managers from the following cities gathered to discuss plans for responsible and sustainable growth: City of New Braunfels, TX City of Buda, TX City of Kyle, TX City of Kyle, TX City of San Marcos City of Schertz To underscore this growth, data shows that the City of Kyle, TX has experienced a 9% year-over-year population growth for the past five years—a remarkable indicator of the area's rapid development. Top 3 Challenges & Opportunities Facing These Cities: Housing Affordability: With Austin's median home price currently at $551K, the supply and demand imbalance continues to be a challenge for many surrounding areas. Quality of Life: Cities are investing heavily in “placemaking” projects—such as parks, community spaces, downtown revitalizations, and bike/hike trails—that are designed to foster a sense of community and enhance livability. Traffic & Infrastructure: Every city and county in Central Texas is prioritizing and budgeting for major road improvements, with many going out to bond to fund these critical projects. These challenges are interconnected, each influencing the other. While every city is unique, the common theme is that with growth comes both challenges and opportunities—especially when it comes to building thriving, resilient communities. One thing that will have a positive impact on the interconnectedness of Austin - San Antonio is the Great Springs Project. The Great Springs Project is working to create a greenway of protected lands between Austin and San Antonio over the Edwards Aquifer recharge zone.
