Tune in to a FREE WEBINAR this Thursday (April 11th) at 6:30 pm EST / 5:30 pm CST / 4:30 pm MST / 3:30 pm PST, where I will join three outstanding panelists to discuss the complexities and implications of NEW YORK CITY Mayor Eric Adams' SWEEPING NEW COMMERCIAL REZONING PROPOSAL, known as the "City of Yes For Economic Opportunities." The webinar, titled "'City of Yes' or Planning Mess?" has been organized and sponsored by the venerable City Club of New York - see the link below for specifics on how to register. Along with fellow panelists George Janes, Paul Graziano and Laura Wolf-Powers, I'll be looking in particular at the proposal's potential impact on the different types of business districts across the city, considering the extent to which, in its component parts, it sensibly addresses legitimate issues and challenges (which, in many cases, it does), or, rather, suggests a panicked response to temporary dislocations and misunderstood dynamics (which could, in turn, result in unintended consequences). I'll also be raising broader questions about the extent to which traditional zoning is really the best tool for regulating ground-floor use and even if so, whether the existing paradigm accurately reflects the nuances of retail mix. It will be nothing if not provocative! #retailcontrarian #retail #retailleasing #retailrealestate #retailproperty #retailtrends #retaildevelopment #retailmarket #retailbroker #retailspace #retailindustry #retailers #downtown #mainstreet #mainstreets #citycenter #citycentre #highstreet #placer #placerai #urbanretail #icsc #commercialrealestate #ida #iedc #uli #icma #planning #marketanalysis #siteselection #futureofretail #urbandevelopment #jll #zoning #retailvacancy #vacantstorefronts #vacantretail #emptystorefronts #storefrontvacancy #citymanager #businessimprovementdistrict #bid #businessoffashion #wwd #retailbrew #storefront #urbanneighborhoods #downtownrevitalization #covidimpact #pandemicimpact #covidrecovery #pandemicrecovery #nyt #wsj #urbanregeneration #planetizen #economicdevelopment #storefronts #atcm #communitydevelopment #buildbackbetter #buildingbackbetter #cuf #jonathanbowles #momandpop #momandpops #smallbusinesses #chainstores #chains #chainstore #smallbusiness #independents #gailbrewer #rebny #cityofyes #ericadams #mayoradams #rezoning #paulawolfpowers #paulgraziano #georgejanes #juanrivero #johnshapiro #pratt #urbanist #thecityclubofnewyork #municipalartsociety #regionalplanassociation #planning #landuse #americanplanningassociation #apa #thecity #ny1 #adrienneadams #groundfloor #streetlevel #streetlife #activation #placemaking #commercialdistricts #realestate #groundfloorspace #mjbconsulting #paullevy #partnershipfornewyorkcity #prattinstitute

What makes Concord, NC and Cary, NC such a special place to live? North Carolina boasts two standout cities in the Southeast, as recent rankings highlight. Cary secures the second position, while Concord claims the tenth spot on a list celebrating cities with exceptional entertainment, job prospects, and low crime rates. These results, unveiled on August 7th, stem from Livability's extensive study encompassing over 2,000 locations across the nation. Focusing on cities with populations ranging from 75,000 to 500,000, Livability analyzed data from diverse sources, including the U.S. government, to evaluate and score these places across eight crucial categories: environment, transportation, health, amenities, safety, education, economy, and housing and living costs. What sets Cary and Concord apart? While Johns Creek, Georgia, leads the pack in the Southeast, Cary follows closely, carving its niche with an impressive array of dining options and beverage establishments. Livability's report applauds Cary for its vibrant arts scene, diverse eateries, notable breweries, and vibrant sporting events. With approximately 180,000 residents, this town adjacent to Raleigh not only shines in its cultural offerings but also stands out for its safety measures, quality public schools, and its advantageous proximity to businesses located in Research Triangle Park. Livability also acknowledges Cary's strategic positioning, nestled between the picturesque Western Carolina mountains and the famed East Coast beaches of the Outer Banks. Concord, situated roughly 25 miles northeast of bustling uptown Charlotte, also secures a prominent position on the list. Livability characterizes Concord as an amalgamation of a charming Southern town and an emerging urban center, solidifying its status as one of the finest places to reside in the Southeast. Boasting nearly 110,000 residents, Concord earns accolades for its abundant amenities, including expansive park spaces and the renowned Charlotte Motor Speedway racing center. Mayor Eric Adams's proposal, "City of Yes for Economic Opportunity," aims to reinvigorate New York City's economic landscape by updating zoning regulations that have been static for over six decades. The proposal seeks to facilitate business operations by allowing new types of commercial activities in residential areas and mixed-use buildings. This includes permitting bodegas on residential corners and enabling various services like barber shops and pharmacies to operate above ground floor levels in buildings that house apartments. However, this plan has encountered substantial opposition from both left- and right-wing members of the City Council. Critical concerns include potential increases in traffic and disruptions in residential neighborhoods, inadequate enforcement capabilities by the city, and the risk of proliferation of unregulated businesses, including illegal marijuana shops. Council members fear that these changes could degrade the quality of life in quiet, residential areas. Key components of the opposition include worries that the plan does not consider the unique needs of more suburban boroughs like Staten Island. While parts of the proposal have gained traction—such as removing restrictions on live entertainment in small venues and promoting "clean manufacturing"—there is a strong call for major revisions to ensure that the changes are beneficial and appropriate for all communities involved. Despite resistance, there is a tentative consensus that the plan may pass by the end of May if significant modifications are agreed upon. Mayor Adams's initiative is part of a broader "City of Yes" series, which also includes efforts towards carbon neutrality and improving housing opportunities through less restrictive zoning laws. This ongoing debate highlights the tension between fostering economic growth and preserving neighborhood character and quality of life in one of the world's most dynamic urban environments. #CityOfYes #EconomicOpportunity #NYCZoning #UrbanPlanning #CommunityConcerns #MayorAdamsInitiative #NYCBusinessGrowth #ResidentialImpact #CouncilOpposition #ModernizeNYC https://lnkd.in/eu3DcXmj
