Challenges in Compliance: High-End Design vs the NCC It is not often 'Performance Solution Reports' are part of the CC/CDC documentation (unless is related to fire safety), however, how do we deal with high end design and compliance with the BCA?! This can be a delicate balancing act. High-End design concepts challenge rules and the standard way of thinking with customised and unique designs to suit the desires and needs of the client. The BCA sets the minimum standards for construction to ensure buildings are fit for purpose and aims to ensure the safety and health of occupants. Waterproofing and weatherproofing compliance seem to be the most impacted by the different designs. Popular choices of having flush internal and external finished floor levels and an open plan layout for primary bedroom and ensuites, come with challenges when it comes to compliance due to the BCA and relevant Australian Standard not necessarily dealing with every design scenario directly. Whilst the minimum performance requirements set out in the BCA are the standards to be complied with, it does not need to limit creativity. This requires a thorough consideration of both the BCA & Standards to ensure the requirements can be met on site, with the high-end finish maintained at completion. We at PCA, strongly advise architects and draftspersons to provide detailed drawings of specific areas such as bathrooms / wet areas to demonstrate the compliance and we do appreciate seeing compliant dwellings that enrich our built environment.
